1 starMy lease ended on 3/30/25. Notice was emailed to me on 3/21/2025 saying I have 30 days to pay the amount I owed. They are charging fees with no proof needing the repairs and they immediately sent my outstanding to a debt collector. I received my letter from the debt collector today on 4/19/2025, within the 30 day window and they took away the ability to pay the charge in my portal. Now my credit is going to be affected because they wrongfully reported me to scare me into paying.Review fromJanet M

1 starMy spouse and I lived at The Enclave Apartments on ***** for 2 years. Every employee we came across was very polite, including the manager, ******.After our 2 years at ***********, we decided it was best to move out due to the tremendous increase and losing my job. We tried talking to the manager due to our situation, but it showed how much she did not care. We went in thinking we were going to get some sort of mutual response. As a human being and as someone who has struggled themselves in life, I thought she would at least try to work something out, but unfortunately not every one is going to be understanding of others situation. 1 starI want to inform you that at Legends on the green in building 13 they offered me an apartment available on 1326 and I lived in it on May 22 The first few days of living there I realized that there were cockroaches in the kitchen, I immediately reported it to the office, some damage to the apartment, dirt and cockroaches. I waited for the fumigation day, which was after a week, the cockroaches did not stop coming out, the fumigation company arrived on June 5 at 5pm and they asked my daughter and I to leave and not return until 4 hours had passed. We arrived very tired because we work and we hope that these fumigations will be during the morning when we are not in the apartment. Days passed and the cockroaches were still there, they got into the refrigerator, all the appliances that were in the kitchen, I had to throw out the food from the refrigerator on three occasions because I found cockroaches inside, I couldn't cook because the cockroaches appeared around the kitchen. stove, I went to the office to tell them that the cockroaches were still there and they only told me that they were going to deduct $200 dollars for the food that I lost from the refrigerator and that they were going to do another fumigation and that after the fumigation they were going to change the stove and the refrigerator Because I asked them, I no longer felt comfortable with those devices there full of cockroaches, during all this time I took photos, videos, etc. and showed them to them. My daughter lived at ********. I co-signed because of the income/debt ratio in order for her to live there. The apartment that was promised to her was not ready and they gave her another unit. There was damage to the baseboard and drywall upon arrival, which my daughter took pictures of. The manager that walked through with her acknowledged that the issue existed. Now that she has moved out, they are charging her for the damage. Both the manager and assistant manager have failed to return any of our phone calls. My daughter finally went to the office and was told that the charge would come off. It has not come off because we have now been reported to the collection agency. This establishment's practice seems fraudulent. Even with proof of pictures that my daughter shared with them through e-mail, we cannot even get a response of any kind. There is absolutely no communication. The experience has been HORRIBLE!!!!Bassham Properties

The amount has been pulled from collections, the damages, late fee, and 2 days of rent were credited. Our records do indicate that your daughter moved out February 3rd and did not pay rent for the 3 days she was there. That rent and the final utilities are still due. The remaining balance is $125.04. I lived at the **************** in ******, **. When I first moved in the carpet was newly installed. After living there for a year and a half, the carpet has darkened in some areas due to usual walking traffic. I emailed them to get a complimentary carpet shampoo cleaning when i renewed but they didn't schedule it for me. Finally I move out, and they now want to replace the carpet because their third party carpet vendor feels its necessary. The carpet is not ripped or heavily stained by any means. Yet they want to charge me $826 to replace!? I contacted the office about this and they keep referring back to the report their vendor has regarding the carpet stating replace recommended, soil, stains, wear no rips or damage to the carpet is mentioned. Ive asked to clean the carpet but they are refusing which I will then need to pay for. Ive asked them under what conditions would a carpet require carpet cleaning oppose to replacing, and theyre unable to give me an answer.I genuinely dont think this is fair at all. Obviously their vendor is getting paid more for a carpet replacement than a carpet cleaning and yet residents are the ones paying for it.Bassham Properties

Hello. Thank you for your review. We are sorry to hear that you are dissatisfied with the carpet charge. The carpet was brand new when your moved in in 2022. Our carpets are cleaned and replaced by different companies. This helps to keep our vendors honest. If the carpet cleaning vendor does not feel that they cannot get it clean, they will recommend a replacement. They get nothing in payment. Replacing the carpet does not benefit the carpet cleaning company in any way. They would benefit from telling us to clean it. This was not the case. The standard life of carpet is 5 years. You would have been charged a pro-rated amount for the life remaining on this carpet.Review fromChristopher C

1 starManagement is terrible. I live at ******** at Grandview Hills and they illegally towed my car despite being registered in the system since June 2022. Manager refused to come into the office to view the email proof of it being registered, and will not get the towing company to release. Says I have to go pay to get the vehicle, and then they will "potentially look at reimbursement".Review fromJon s

1 starBeware of this ********************* in ***** ripping off texans. Having to deal with the level of ignorance, incompetence unaccountability and a so called property managers that lies .. a lot on a weekly basis. Zero accountability at every turn. This is a fraudulent company out of ********** ! If there is ever a tenant issue you will find out very quickly how incompetent and unresponsive this so called property management company is. with a so called policy of email only which is another way of saying I am lazy and incompetent. They try and take advantage of veterans - a non veteran supporting company in my experience-- There so called mission statement is complete and utter garbage, just another lie ! pungently feckless...Review fromPatricia P

1 starMy elderly mother, and her elderly roommate live at Verandah in ******, **. Two weeks ago, the drug addicts living above her had a party and broke the toilet, causing massive flooding to their unit and, consequently, the unit below it which is where my mother lives. She described waking up to a rain forest. In the two weeks since, the only remediation that has been done is a contractor who came out to vacuum up the water from the floor and carpets, after which blowers were placed and a spray applied that was supposed to speed drying and prevent mold. THAT'S ALL. Nothing has been done about the cracks running up the seams of the walls, nor the crack in the walls, nor the baseboards separating, nor the large water stains on the ceilings, nor any kind of mold remediation in the walls. Further, there is a termite problem that apparently is still unresolved. Management has been dismissive of my mother and her roommate. The apartment is uninhabitable and, thus, compromises my mother's health to the extent of causing respiratory failure and even death. Something must be done immediately. My husband and I were considering moving there so I could take care of my mom, but no way in h*** now.Review fromMichelle M

1 starI have been living at Waters Edge for over 9 years and never been late on my rent. This January the waters edge apartments where I reside in Georgetown stated we had to use a portal system called rent cafe. I started in 01/23. Rent went smoothly for 6 months until 07/23 when payment did not go thru for some reason even though I changed nothing. After trying to reach out to my bank who assured me nothing came thru and I had plenty of money in the back I was still hit with $162.00 in late fees with no ability to find the solution to how this happened. I just have to pay them even though I was not at fault! It's the way people do business that brings respect and growth. This company does not care about the residents as they say they do. I have had a golf cart hit me from the property, gotten my car towed by the property, was stung by 4 wasps consecutively after nothing was being done to solve the issue of the wasp until I had to force it!' I am a current 2 year resident at the *********************** Apartments in ATX, (******, **) and just want to let everyone know of the unacceptable and extremely disrespectful behavior of their leasing agent named ****. When the property emailed residents stating that they will begin enforcing NEW towing regulations, the option was given to contact the office with any questions or concerns about any violations or tags that are placed on our vehicles. I did exactly that, called up to the office and was informed that our car would be put on a list of cars not to be towed temporarily. My car was towed on 2/4/23 at 8:04am from in front of my garage. The contracted tow company, **************, stated that they were not given any list of cars not to tow and required payment be made to retrieve our vehicle. I went into the office 2/4/23 around 10am to ask why my car got towed. The gentleman in the office at the time said **** was in charge of the towing list but was off at the time. I put my name on a list of people whose car got towed after they contacted the office. Today my fianc called the office and spoke to ****. When questioned why our car was towed after being told it would not be, **** became defensive and defiant. He told my fianc that she was lying and gaslighting about having spoken to someone in the office. He said that we were required to email the office and that is not true. The emails say to contact the office, it does not explicitly state that an email needs to be sent. Therefore calling should suffice and if that was not the case then that information should/could have been given at the time we called with questions and concerns. He was rude, disrespectful and refused to give basic information like the name of the office manager. His behavior is toxic and his treatment of residents is completely unacceptable and his error inexcusable. I will be having words with ****.Bassham Properties
