    I paid $25,000 to *** ******** from Shapouri and associates to do a feasibility study of being able to do a lot split on a piece of land I was contemplating buying. After payment he told me that the lot split was possible and that I would need to pay another $200,000 for him to complete the split. I showed my contract to an architect that I knew that was experienced in the business and said it seemed complete.

    I made payments of over $7000 a month for 2 years to him while he was "working" on completing the lot split. After I paid all the money, he informed me that actually the lot split wasn't possible after all and that they had changed the rules shortly after I signed the contract. I hired a law firm to investigate his claims that the rules changed and that is why the project wasn't possible. While there was a rule change, that was not the reason my project wasn't approved. I had the fire martial on the phone with me where they explained that my property was past the "dead end road length" and that that has been a rule for over 10 years. Ali is denying it but I believe that he was scamming me the entire time. I have contemplated suing him in court, but he had a limit of liability in the contract which limits his liability to 100k. After consulting with multiple attorneys the fees would eat up nearly all of that amount making a lawsuit unworth perusing because even if I won, it wouldn't make me whole and most of the fees would go to them.

    So I have spent over $200k and have nothing to show for it. In the last month or so, I have met another person who said that Ali also "ripped him off" for an even larger sum of money. Ali is getting sued by a 3rd person who told me that ali ripped them off to the tune of over 2 million.

    He is a very "smooth operator" and will try and explain away that i'm just disgruntled. But I have proof that he knew before my project started that a lot split would not be accepted. I was conned and he continues to do it.
