      We hired Old Republic Title in ********, **, and paid over $2,000 for title and escrow services. What we received was completely unacceptable and caused significant disruption during a major life milestone.Our closing was scheduled for Friday, June 20, 2025, but the escrow officer, **** ****, and her team failed to meet a same-day processing deadline required to close on time. This delay was not communicated to us early enough to adjust our plans and as a result, we suffered:A canceled, non-refundable moving truck Time off work we could not afford (immediately after our wedding)Risk of lost rental income due to a delayed lease start We contacted the title team immediately, but received dismissive, impersonal communication, including an email that didnt even use our names. There was no ownership of the mistake, no apology, and no effort to correct or expedite the process.We fulfilled all of our responsibilities. The delay was entirely due to the title companys internal process and lack of communication. The financial and emotional impact was significant.We are requesting a partial refund or compensation for the losses incurred due to their negligence, and we are submitting this review to make others aware of the risks of using this office. We do not recommend Old Republic Title Berkeley, especially for time-sensitive transactions.

      They never told us about a special assessment that is due for that is due every year of 400 dollars. Literally they had one job and they didnt even do it. They said well we are covered because its an assessment. I never even signed regarding the special assessments nor did I sign saying I understood they werent liable. Really hope they go out of business so they dont s**** of another one of their customers of ******
