    Next Step is using a 3rd party for patrolling and our car registered in their system kept getting tickets from the patrol company. They parking guidelines are not clear and I sent them through email that it mentioned the rule that the community doesn't allow 48 consecutive hours of parking or >2 days per week for visitor cars but not for tenant or homeowner cars. I asked them to talk to the patrol companies and stop ticketing us but they are not giving me a reasonable solution or community with the patrol company to do the right things. Our community is not supposed to pay them to cause trouble for us.

    Next Step paid a contractor $20,000.00 out of our association account for an estimate for repairs to our complex without getting the homeowners approval and no notice. The amount paid is outrageous. The funds in that account were to pay for repaving our roads. We paid an extra assessment pre COVID to have that done. Next Step has informed, only the homeowners who went to the meeting, that each homeowner will have to pay over $16,000,00 to have all repairs done or they will put a lien on our homes. We don't need all repairs done immediately. Repairs can be prioritized and done over time. Next Step needs to reimburse the $20,000.00 that they had no right to spend.

    The information in this complaint is false. Next Step works at the direction of the Board and the Board approved to hire a Project Management company to inspect all buildings and provide scopes of work to send the work out to bid. The amount paid is fair for the number of hours spent inspecting and preparing the scope of work for 131 units. The complaint indicates the funds were spent out of the reserve account, however, they were spent out of the operating account and not earmarked for an asphalt project.

    The ***************************** is in major disrepair and due to this fact, they are up for non-renewal from their insurance company if they do not complete the needed repairs. The roofs are in desperate need of repair and have been patched many times and have many layers which is out of compliance for roofs. The walls are full of dryrot and termite damage, there are even acorns stored in the walls of the Association, breaching the stability of the homes.

    Next step does not have the authority to approve a special assessment, that is approved by the Board and then will go out to the membership to approve. This owner will have a vote as well. The risk to this association is great and the repairs should be completed as soon as possible to save additional funding for the membership. The repairs have been prioritized by the Board because the actual amount that should be assessed to the membership is approximately $58,000, the $16,000 only repairs the gutters, dry rot and painting the buildings. The electrical, asphalt and roofing will still not be addressed. I have attached the report from the contractor indicating the state of this Association. It is also important to note that Next Step has only been managing this Association for a year. This lack of maintenance has been going on for many years. All of this information is provided to the membership on the portal and the members should be attending meetings when the information is presented.

    The outrageous amount paid to the contractor would have paid for almost half of the repairs needed to our condominium complex. The contractor was chosen by Next Step. The cost appears to be pretty well padded. Please provide how the contractor came up with this his fee and a copy of his itemized bill. If he billed hourly or a percentage it still would not have come out to $20,000.00. Hiring a contractor and paying him $20,000.00 was irresponsible and a total mismanagement of funds.
