    Ridout Roofing License #****** Contract date August 1, 2022 Date work started April 17, 2023 date work was completed August 10, 2023. Amount of contract $20,478.54 paid in full on August 10, 2023.Scope of work: remove existing shingles, install roofing sheathing, install asphalt shingles, install eight ******* attic vents, remove and replace dry rot and install gutters and downspouts.The installation of the attic vents were not in compliance with ********** building code R806.2 In an email from ***** Ridout the owner of Ridout Roofing, he lied to me about the building code and their placement of the vents.I emailed ******* vent company, the manufacturer of the vents that were installed and ******************* building inspector to get clarification.I was in negotiation to have the job completed when on July 31,2023 Ridout Roofing filed a Mechanic Lien against my property.Ridout Roofing did not complete the job until August 10, 2023 at the completion of the job I paid them in full.Expectations for Complaint Resolution:Ridout Roofing files a Mechanics Lien Release form with ******************************** Ridout roofing has been paid in full, for services rendered, and I would like an UNCONDITIONAL WAIVER AND RELEASE Letter.Im requesting a letter from Ridout Roofing be sent to the three credit bureaus and Alameda *********************** stating that the mechanics lien was unwarranted and unjustly filed.Thank you,*****************

    Action taken to release Mechanics Lien completed 9/7/23.  The Unconditional Lien Release on Final Payment was issued 9/8/23.  Mr. *** was informed when he made his payment 8/10/23 that we would need verification that payment cleared the bank before releasing the Mechanics Lien.  The contractor has 90 days from when the lien was originally filed to either enforce, foreclose, or release the lien.  We are well within that 90 days.  The release of lien will be filed with the Alameda County.  Since payment was made within this time frame, his credit should not be affected.  

    The issue with the venting has been resolved and Mr. *** signed off on repairs that were completed on the day he paid 08/10/23.
