    We entered into Home Improvement Agreement on October 4/2024 with Manada Roofing ***** The Agreement contains 8 line items of work. It specifies 2 payment milestones: $400 on initial agreement and $2995 upon work completion. The initial $400 was paid to Manada using personal check #**** on October 4/2024. On October 21/2024, their crew came out and did some work. Out of the 8 work line items, at least items 4, 5 or more had no work done. On December 23/2024, Manada Roofing (******* *****) submitted final invoice (#*****) for the remainder which was $2995. On the same day, I informed via email to Ms. ***** that no work was done on Agreement line items 4 thru 8 and the final invoice was premature. She replied on Dec 23/2024 that she was going to schedule the uncompleted work after the 4th week in January. This did not happen.On February 10/2025, Ms. ***** contacted me via email to inform me that Manada Roofing was ready to file a lien on our house for non-payment. I replied on the same day and called her on the telephone. From the conversation, I realized that she never read the Home Improvement Agreement and never read my prior emails. She just wanted to pressure us into paying the final invoice.

    We appreciate the opportunity to respond to the complaint regarding the Home Improvement Agreement with ****** **** dated October 4, 2024. Our goal is to provide high-quality service and maintain transparent communication with our clients.


    Here is a detailed account of the events:

    1. Work Completion: Our team completed the repairs as stipulated in the contract, with the exception of one downspout. We have already issued a credit for this item.
    2. No Reports of Issues: After the repairs were completed, there was significant rainfall, yet the customer did not report any leaks or issues until the final invoice was sent. This suggests that the completed work was effective.
    3. Final Invoice and Customer Communication: On December 23, 2024, we sent the final invoice. The customer responded, stating that work on line items 4 through 8 was incomplete. After talking with our crew, they confirmed that the downspout was not installed, but everything else was completed according to the contract.
    4. Attempted Walk-Through and Resolution: After we received the complaint letter, we attempted to schedule a visit to the client and, if needed,  perform a walk-through to clarify any misunderstanding. However, the customer declined. Requesting to just issue the credit for the downspout and send a lien release.  This limited our ability to further inspect the work or address any outstanding concerns.
    5. Lien Notification: On February 10, 2025, we informed the customer of the outstanding payment and the possibility of a lien, as per standard procedure. This was not intended to pressure the customer but to communicate the next steps should the payment issue remain unresolved.
    6. Resolution Offer: We adjusted the final invoice to reflect the credit for the downspout. We believe this is a fair resolution given the circumstances.

    We are committed to maintaining transparency and fairness in all our transactions and are open to further discussion to resolve this matter amicably.

    Better Business Bureau:

    I have reviewed the response made by the business in reference to complaint ID ********, and even though they did not complete the work they proposed in the Agreement, I opted to pay them and put this behind us. I do not want to engage with Manada Roofing in any way going forward. I hope BBB can put some type of alert for future homeowners so they don't have to go through what I went through.
