    My wife and I purchased land in ******, ** in June 2023 and the title company that was used was First American Title in **********, **. We were required to buy title insurance for the transaction. While attempting to get a permit for the property, the county required documentation for Lot Legality. We paid First American Title $250 for a Chain of Title to submit to Santa Cruz County in July 2023. In Decemeber 2023, Santa Cruz County reported that there were discrepancies in a couple of the title documentation. First American Title assured me numerous times of their ability to answer the questions of the county within the expected timeline for $3750. The money was required first before any work would be started. By the deadline, I inquired on the progress and First American Title admitted that they did not have the skillset and therefore couldn't fulfill any of the action items that were scoped out. They offered a $1250 refund for the miscommunication and a referral to someone who could address our needs. We missed the deadline with the county and need to work with a new 3rd party and we are still seeking the $3750 refund for the lack of service.
