    As a long term renter, I am Very disappointed in this company. Barham Self-Storage (Storage Pro) raises their prices every few months without proper notice. There have been several times where I only received a two week notice of a rent increase, and other times nothing at all. Instead of the required 30 day notice, I would get a surprise from my bank account. I have called and requested to speak to a manager, but she never called me back. I started renting at Barham Storage years ago when it was family owned, however it is no longer the same owners and the customer service has gone down hill ever since. The prices continue to raise every 2 months and none of the notices that I received had a date on the envelope or letterhead. There is no time-stamp or date at all. Although, they claim to have sent the notices within a 30 day period, I either dont receive them at all or they are waiting to put them in the mail 2 weeks late, giving me only 7 days to move out according to the contract. This doesnt seem legal.The only reason I am giving 2 stars is because of the on-site person, "***". He is very nice and understanding, however, he can't fix a corporate problem. It seems like they might be bending the law by not suppling enough notice for their renters. It is a great incentive for me to move out asap. Do not fall for their claim of "Low Prices", They will start out with a deal and promise no rent increases, but it is not true! My rent went from $400 to $600 over one year.

    After conducting some research, it looks like rental increase notices were mailed out over 30 days in advance.  I have attached copies of both the letter and the proof of mailing (with date) provided by our electronic mailing house for the most recent increase.  I am not seeing any indication that the rate was increased at the velocity at mentioned in the complaint.  It looks like you have had one increase on each of your units one time in 2025.

    I am rejecting this response because:
    I have called Barham Storage several times asking to speak with their district manager ******** ***** and she has never once, returned any of my calls.  I also requested proof of the 30 day notices that were allegedly sent, and the only reply was that they "see them in their computer". That is not proof that they were actually sent to me. I have not seen their computer records of said "Sent Notifications". I have asked for copies of the notices, however, the only one ever received by me, did not have a date on the letterhead nor a timestamp on the envelope. I received it with only two weeks remaining. However, being that it was not dated by Barham on the letterhead, nor stamped by the post office, there was no way of knowing when it was actually mailed.
    I also show the fees increased more than what they are stating. I have proof of the increases in rent and unexplained charges over the past few years on my bank records.
    I have made a spreadsheet and took pictures of the "Two Week Notice" that I did receive. I also have a witness of when the "Notice" was actually received in the mail, and it was not 30 days.
    I have been renting at Barham for around a decade, but here are the dates of Rent Increases and unexplained charges over the past few years:
    I currently rent 2 storage units from Barham Self Storage:
    From 08/13/2021 - 09/27/2022,  my rent for the 1st unit was $138.00 per month and the 2nd unit was $146.00
    On 09/27/2022, I was charged $138.00 in the middle of the month as usual, but then charged another $138.00 six days later on 10/03/22.
    On 10/12/2022 I was charged $146.00, but then charged an additional unexplained fee of $97.40 on 10/14/22 and then a second unexplained fee of $27.60 on the same date.
    On 11/02/2022 I was charged $138.00, along with an unexplained fee of $97.33 on 11/17/2022 and then another $23.00 charge on 11/30/2022
    At that time I asked for a detailed statement for the unexplained charges and was told that the ****************** was going through some changes with their computer systems and someone would call me back. However, no one called me back and the statement that I requested from Barham Storage was never sent to me.
    On 01/03/2023 the 1st unit went from $138.00 to $156.00 and the 2nd unit went from $146 to $161.00
    Five months later, on 07/03/2023 the 1st unit increased to $169.00 while the 2nd unit went up to $174.00. They increased five months later again on 12/04/2023 to $183 and $188. The very next month they raised the rent again on 01/03/2024 to $205.00 and $211.00.
    The rent increased again on 07/03/2024 to $234.00 and $241.00
    The rent has increased again this month and gone from $475.00 to $572.00, and once again, I did not receive a notice.
    I understand that rents go up from time to time, but I dont think it unreasonable to expect a notification ahead of time. I have not been receiving rent increase notices for some time now.  I understand that Barham has their personal records, but I have not received the notices that they claim to have sent and I would like confirmation.
    I have previously requested a written explanation for the unexplained charges and have been told repeatedly that "********" would call me back. However, as of date, I have never spoken with her, received a message or letter of explanation.
    The way the billing is done has not been consistent and it is confusing to track. All I am asking for at this time is proof of the 30 Day Rent Increase Notices" with a Date Stamp from the postal service and a statement with an explanation for the previous unexplained charges.
