    I was renting a home in ***************** Scotts Valley Property Management for almost two years.They informed me in July that the property owner wanted to sell the house and I had 60 days to move out. I needed to be out by Sept 14th. I vacated the home as demanded.After vacating I waited for a week for them to contact me for a walk thru so we could settle on the $6500 security deposit. After calling and not getting a return call I had to go to the office to get a response and they (Terra) told me that they don't do walk a thru with the clients. Terra said the there was some clean up that needed to be done and after she got the invoices the would cut a ******** when I got the statement The charged me a total of $1292 for some general clean up which seem very excessive considering all of the things that I had to put up with from the landlord for more than a year of promises

    Our tenant did reside at the property for nearly two years.  During that time there were several work orders submitted by our tenant which were addressed and resolved promptly.  The only item which was not as timely as the tenant would have liked, was removal of the owners' outdoor hot tub from the premises. 

    The tenant came in to our office every month to remit rent and talk with us.  He is a kind person and we always enjoyed his visits.

    The tenant was given proper notice to end tenancy and also given clear written instructions regarding our move out process on 7/16/24.  This included a recommended clean-up checklist (which was also a part of the original signed lease) as well as an invitation to schedule a pre-move-out inspection with us.  The tenant did not reach out to us, in writing, or in person (as was his customary contact with our office), to request/schedule the pre-move-out inspection. 

    After keys were returned in a timely manner on 9/14/24, we conducted our final inspection of the property.  Total deductions from the security deposit were $192.86 for SLVWD water charges and $750 for cleaning.  The owners waived the lease obligation for professional carpet cleaning.  We are happy to meet with the tenant to review all move out photographs from our inspection.
