    As of April 2024 Alliance Management *** has been billing me $10.00 each month for an error on their part. Aprils check was late due to the fact that the billing address did not have the suite number E2 on it. I mailed the check it was returned by the post office, we were out of town for a few days so we did not find the returned envelope until our arrival home. We immediately took the returned envelope to Alliance to explain the situation. While in the office they took the check out of the envelope and stated we would not be charged a late fee. The following month they sent us a late fee. I requested the ledger of our account and it is noted on the ledger that the $10.00 late fee was removed but was put on again. Since April we have been trying to have all the late fees removed by proving with bank statements and their own ledgers that our payments are on time. It seems as though no one is willing to respond to us. The last few months we have gone in person to make sure they receive our HOA check. Each month the young ladies in the front take off the charges but someone else puts them back on. Recently we have been told that they can only remove one late charge...but nothing was late. We refuse to pay any late charges because our checks were on time except for the incident in April which was not our fault. Each month we make a timely payment of $310.00 for our HOA.

    Dear Better Business Bureau,

    We appreciate the opportunity to address the complaint submitted by Ms. ******************** regarding the late fees on her account for property **************************, with Warner Springs Estates Homeowners Association.

    Upon reviewing ****************** ledger for her property and our records, we would like to provide the following clarifications:

    April 2024 Late Fee:
    ************** mentioned that her April payment was delayed due to an incorrect address issue and her not including the Suite number when mailing in her payment. As a courtesy, we waived a $10 late fee which you will see reflected on her account ledger on July 31, 2024. 

    Subsequent Late Fees:
    The homeowner continued to receive late fees on her account due to never clearing her account balance after March. 

    Communication and Resolutions:
    We have been in continuous communication with ************** regarding her account. Our staff has explained the late fee policy and, as a goodwill gesture, waived one of the late fees, this waiver is reflected in the ledger on July 31, 2024.

    As a final attempt to assist this homeowner, we have waive the remaining $30 Late Fee charges to hopefully bring resolution to this matter as of 8/7/24. However, no further late fees will be waived if homeowner does not complete her payment by the 15th of the month.

    Account Ledger:
    The attached ledger details all charges and payments made by **************. It clearly shows the application and removal of late fees as per our policies and the courtesy waiver provided.

    Our primary goal is to ensure transparency and fairness in our billing practices for all of our community associations. We believe the attached ledger and our consistent communication with ************** demonstrate our commitment to resolving her concerns.

     Better Business Bureau:

    I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution is satisfactory to me.  I am concerned that they will continue to charge late charges every month even though I pay in person, by check at the beginning of the month, way before the 15th.  If this is to occur again, I will request the BBB to assist and take the company to court for their corrupt practices.
