    We hired ****** **** to find and vet prospective tenants and provide us with only qualified ones. He provided a series of prospects who had either poor credit ratings, bankruptcies, auto repossession, and many late loan payments. He did not check to see if the prospective tenant had any unlawful detainers or lawsuits against their prior landlords. We ended up unknowingly renting to a couple who had multiple unlawful detainers and a lawsuit against their prior landlord. Then they fabricated damaging evidence and filed a lawsuit against us for $200,000 using a lawyer who helped them *** their previous landlord before us. In the legal process, our lawyer discovered that the tenants had 6 unlawful detainers and a lawsuit against their previous landlord which ****** **** did not reveal to us. Tenants broke the rental contract by living in the premises for only a few months. We are very old seniors relying on rent to raise an adopted child. ****** didnt do his job and got us totally unqualified tenants thus caused us to lose rent in the transition between tenants as well as much pain and suffering that severely affected our health negatively. After we were ***d, he offered no help at all. We didnt think ****** deserve any commission but we only requested half of the commission back and he refused.

Part of our core values at WiseDoor Property Management is to always live up to my standards despite temptations to lower them. We are very sorry to hear about the customers experience, and we prioritize the needs of our clients while adhering to fair housing laws. Tenant screening is a meticulous process requiring robust systems to ensure the selection of the best-qualified applicants. While some prospects may face financial or credit challenges, we provide everyone with the opportunity to apply, in compliance with fair housing regulations.
    At WiseDoor Property Management, we use the same tenant screening and qualification systems employed by many reputable management companies and brokers. With over 20 years of experience in leasing and property management, we can confidently say that tenants typically pursue legal action against a landlord only when there are habitability issues or when repair requests are ignored.
    In this case, its important to clarify that we were hired solely to lease the property. Once a tenant was placed, the owners were responsible for managing the property and addressing the residents needs.Based on the details provided, it does not appear this situation stemmed from a tenant defaulting on rent payments, which would typically lead to eviction proceedings and would then reflect on the selection of the tenants financial ability.
    Regardless of a tenant's financial situation, failing to address their legitimate needs can expose a landlord to significant legal risks. This highlights the importance of not only placing qualified tenants but also ensuring consistent and responsive property management to maintain compliance and mitigate liability.
    We maintained clear and professional communication with the Laus,addressing every question or concern they had. It was surprising to receive a harshly worded letter dated 02-02-2023, threatening to harm our reputation if we didnt comply with their demands months after the lease was already completed.
    This was especially unexpected given that, during prior interactions, both ****************** visited our office to apologize and even brought donuts as a kind gesture of appreciation to our team.
    I would have been happy to continue assisting them if not for their hostile approach and attitude toward our services. With over two decades of experience as a licensed real estate professional, I have never encountered a complaint like this.
    Our role is to uphold Equal Housing and Fair Housing standards. The issues the Laus faced with the resident were not due to the resident failing to meet qualification standards or non-payment of rent.Instead, we believe a lack of communication on their part led to other unrelated issues.
    We also recommended that they hire a property manager since Managing property and people requires an experience team to avoid situations such as what is described in this review, and with California ever changing landscape for tenant and landlord its important more than ever to hire a property management company for landlords who depend on their properties as a substitute income to avoid extreme cost and stressful experience.
