      On 6/12/23 I signed a contract with ***************************, owner of Steel Design, to do a project at my residence. I gave him a $155,000 cash down payment. On 1/4/24 the contract was updated to reflect additional cash down payments I gave him. To date and as reflected in the updated contract (uploaded herein), I have given him $199,000. Most of this was for work that hasn't begun. A small portion was for work that has been completed, but unsatisfactorily (incorrect grading; egress drain in wrong spot; property damage).My permit was approved in November 2023. Since that date, *************************** has been virtually unreachable and has made almost no progress on my project. For 7 months he has told me that he's having phone and email problems and personal problems. He tells me that he is not receiving my texts and emails, yet he has not found a way for us to communicate. He promises that he's wrapping up his matters and will prioritize my project, but this has not happened. I have obtained information about ******************************* well-being that has me fearful that I have given him so much money. I asked him to sign the Addendum (uploaded herein) to give me some peace of mind, but he has not and keeps making excuses. In May 2024 I asked him to sign an agreement guaranteeing that work will be completed by a certain date. I allowed him to choose the completion date. Despite him telling me when I signed the contract in June 2023 that the project would take just 3 months, he asked for 5 months in the agreement he subsequently signed in May 2024. He agreed in writing that he would complete my project by by 10/15/24. He has not done any work (except incorrect grading) since the date he signed.I have asked *************************** to give back my money and let me pay him only after parts of the project are actually completed. He keeps saying, "It's not that easy". He has not given back my money and yet is not doing the work which I hired him to do. It has been 7 months.
