    I am filing this complaint against ****** ********* DBO BV management and realty of ********** she managed my condo in ************* swindled me out of $500.00 for a water heater repair that was not repaired and in fact she made up a whole story about how her own son did the repair job he did not even diagnose the problem. the diagnosis was done later by a real professional, what little her son did was worthless did was absolutely worthless.Everything I am explaining in this complaint is documented on a text thread that absolutely contradicts everything she has been saying happened.On dec 9, 2024 she texted me saying the water is not staying hot. On 12/10 I called my repair company and also texted ******. They came in and suggested that the unit be replaced for a figure of over $!0.000. I told ****** that I will get additional estimates because the price sounded extremely high. She then suggested her son "who is a plumber" (I don't believe he is a plumber. She has not produced his plumbers license number, nor an estimate or receipt after numerous request some via phone and text.) on 12/14 she sent a text saying "Please call" She talked me into allowing her son to supposedly repair the unit in some way and that it would work somewhat, bun no guarantee for how long. After scaring me by falsely claiming that the city of ****** requires landlords to fix appliances immediately that the I reluctantly agreed to send her $500.00 via Zelle to cover the proposed fix that her so-called son was going to do. I also told her to take the money out of next months rent, but she was adamant that I sent her money via zelle which I did, that was at 8.46 pm 12/14/25. Over that evening I changed my mind thinking she was most likely is going to rip me off, so early on Sunday 12/15 and told her not to have her son do anything and she continued to try to get me to agree. As we were talking over the phone and hung up, I will send a separate email to finish my complaint

    As mentioned in my previous response. Your tenants had hot water immediately following a water tank maintenance. The 500 included the tank being drained and servicing calcium build up and the turning up of the temperature. This allowed the owner a few months if not longet time it continue to gather his replacement bids from multiple plumbers. As mentioned they all advised for a tank replacement. 

    Was the tank ever replaced? I know this maintenance service again allowed the tenants to continue to have hot water for another few months saving the owner thousands for a full replacement.

    I am not accepting ****** Vanderlips of BV real estate and management excuses and the next step will be the courts if she does not return my $500.00 that she scammed from me. She is still using the same response of lies and deceptions. 
    This is a response to the lies that she keeps bringing up. I have her entire text thread that supports everything I have said in my claim against her from start to finish.
    Again where we go point by point.


    My tenants did not have good running hot water after whoever she sent over there to repair the water heater. I thought they had hot water, because ****** told me they had hot water and it was fixed. But she never checked with the tenants (as the manager) to see if the water heater was indeed working. I did not know anything about the tenants still not having hot water until they called me more than 10 days later telling me they still did not have hot water even though her son the plumber had supposedly repaired the unit. And I still dont have a receipt from this plumber.


    Whatever this plumber is her son, or whoever she sent there did not fix the unit, we did not get an additional day, or week of hot water because the problem was not diagnosed and therefore It was not repaired.


    When the tenants told me that the unit was still not working after it was supposedly fixed I got estimates from three contractors as mentioned in my original complaint, and one of those contractors diagnosed the problem and fixed it so I did not have to replace it.


    Tenant Araminda ************* she can verify that brendas plumber was not there 5 hours working on the unit as ****** had told me, but more like 1/2 hour and scammed me out of $500.00 without diagnosing the problem, and therefore not fixing the water heater.


    The plumber that fixed the water heater is ******* of Tempcontrol HVAC *************) ******* can verify that he diagnosed the problem, and replaced a small part and did the repair work. He will furnish receipts of the invoice.


    In any case ****** made this entire story up to cheat me out of $500.00 and it is all in the text thread as mentioned in my original complaint. Within ****************************************************************************** to supposedly having her plumber going over to the condo, supposedly fixing the water heater that she told me would take 5 hours, and then she supposedly she paid him for his service the $500.00. She then called me to tell me it was finished. Mind you all these steps miraculously happened in ************************************************ which will serve as my basis in a law suit that I will bring against ****** and her company. I also requested that she would provide a written estimate and a receipt for the work done, but unfortunately am still waiting to get them. 

     

    On her last point, the unit was not replaced, because it did not need to be replaced! As ******* the plumber mentioned earlier can verify, he diagnosed the broken regulator properly and replaced the part that needed replacement. The entire unit did not need to be replaced,

    The tenant called for no hot water. I called the owner who sent out an extended warranty company. *** the owner advised they wanted around $10k to replace his hot water heater. He thought the price was too high and both him and I agreed to get additional quotes for what needed done. This was an outside of business hours call and my contractor/handyman jumped on the emergency call for us. 

     

    My focus was to get the tenants hot water restored immediately. My contractor spoke to both I & *** in great detail as to what he could try before considering a full replacement. My contractor with the verbal approval of the owner flushed the water heater, cleaned all areas that could cause a malfunctioning issue. He then filled the water tank back up waited 30 minutes and hot water was fully restored. Tenants confirmed and where happy to have hot water again.

     

    At this point there was no need for the owner to replace the hot water heater. As months went on additional bids had been gathered and the owner declining the bid. We saved the owner thousands of dollars by completing this flushing service call. I do not think till this day that the owner has replaced the hot water heater. We are glad the tenants had hot water restored immediately. 

     

    These tenants verified they had water immediately after for months , following before the termination of the management agreement.
