    1. Showed up late every day of work (arrival times agreed on with tenant) and after arrivals had to leave again to get forgotten tools wasting tenants time and delaying her work. I reset the expectation and he agreed to be prompt but immediately failed to be prompt afterwards each time afterward.2. Drywall work is subpar. Things are uneven, missing tape, missing corner beadwork. He said he was ready to texture. I have pictures. Other drywall contractors say his work was really terrible and incomplete before texture. Drywall tape, major drywall mud, and corner beadwork is necessary before texturizing and painting. 3. He was supposed to only communicate scheduling with the tenant. When he panicked about the job getting cut short, he panicked and texted the tenant and her boyfriend far outside of our agreement asking what was going on and I had to ask him to stop. 4. He brought someone to work in the house that seemed unsafe to my tenant. Based on inconsistent arrivals, poor communication, the person he brought to work and low quality work, my tenant refused to allow him in the house because she no longer trusted him. I asked if he had remaining materials. My intention was to get remaining materials dropped off and pay him for the drywall hanging work as additional payment since he expressed concern about not being paid for labor. (Estimate was materials only.) This was expressed to him no less than 5 times. He never dropped off remaining "paid materials" (trim, carpet, and carpet padding). I assured him if this was confirmed dropped off he could wait to ensure payment of labor before leaving the house. He never dropped off materials claiming he was losing ******** payment made = $4597.41 Paint left= $330 for one bucket (my tenant confirmed amount with ******** ********)Trim left = $488 (if it was full quantity, tenant measured 67 ft left instead of 133 ft) Drywall Hanging (labor) = $1440 $4587.51-2258=2,329.51 remaining owed
