    The GOOD: ********* is a very skilled carpenter.  Our detached garage was framed to perfection and highly impressed the ***** inspectors.The BAD: ********* warned me that he works slowly, which frankly, was fine with me. I'd rather have a quality build that takes longer than deal with fast but sloppy work. However, it took almost three times his estimated time, at least partially due to the fact that he was obviously working on other projects simultaneously and wasn't present quite a few times when he said he would be.The UGLY: After the project was completed, he requested additional compensation amounting to approximately an additional 80% of our contracted price. I was considering an additional 10% to compensate for the fact the he had to deal with some pretty badly warped trusses but 80%? Bottom line: If your ONLY concern is that you get a high quality build, go with Square 1. If however, timelines matter to you, consider someone else. Three stars due to his quality of work.

    Square 1 Construction Limited completed a stellar Build. In the Homeowners words, " ********* is a very skilled *********. Our detached garage was ******************** and highly impressed the ***** inspectors". We completed our Scope of Work in roughly the amount of time that had been Estimated and Contracted, while overcoming obstacles placed by the Homeowner. Finally, we asked for additional compensation that was earned and that the Homeowners thought were deserved. The Homeowners were the General Contractors and Project Managers for their Build. They pulled all permits, hired all trades and were responsible to check + confirm that all work was done to code + blueprints and that the project was kept on schedule. I believe they thought being the General Contractor would be an easy way to save money. They were wrong. My companies' Contracted Start Date was May 2023. The Homeowners acting as General Contractors FAILED to keep the project on schedule. In fact, my Scope of Work was delayed by 3 months. My company started its Scope of Work August 2023. The additional labor I hired for this large Build sought employment elsewhere as a result of the delay. Other Builds scheduled by my company for August 2023 were constructed concurrently with this Build because the Homeowner acting as General Contractor failed to keep his Build on the Contracted Build Schedule. The Homeowners issues cost me time, money and labor. And, of course I worked on the Builds concurrently. It would not be fair to make another customer suffer because of this Homeowners issues. During the Build, the Homeowners acting as General Contractor went on an extended vacation, out of the country and basically unreachable. In their absence, I discovered that they had allowed the concrete contractor to grossly misconstruct the foundation. The foundation was not built according to the Blueprints. I was forced to stop the Build. I contacted the structural engineer. We were able to discover a solution that was code compliant. The solution meant considerable additional time and labor for my company. Additionally, extra time and labor was expended in order to wrestle into place the warped trusses that the Homeowner acting as General Contractor left unprotected from rain and baking in the sun for 3 months. Once again, the Homeowners issues cost me time, money and labor. Potential Customers, I can prove that the Homeowners acting as General Contractors failed to keep their Build on Schedule. I can prove my Contracted Build Window was up to 59 days or 8.4 weeks. The Build was completed in 10 weeks. I can prove the Homeowner acting as General Contractor allowed the misconstruction of the foundation that required me to act as Project Manager, required me to remedy the issue in collaboration with the structural engineer, required me to expend additional time and labor to correct, all while they were on vacation and although it was not in my Contracted Scope of Work. I can prove that the Homeowners acting as General Contractors felt that I deserved further compensation. Potential Customers should Contact me for the Permit Number of this Build showing that the Homeowners were the General Contractors. A copy of the Signed Contract showing the Contracted Start and End Date. Email correspondence with Structural Engineer regarding the misconstructed foundation allowed by the Homeowner acting as General Contractor. Voice Memos of conversations between myself and the Homeowner with his assertion that I deserved further compensation. In summary, Square 1 Construction Limited completed a stellar Build. In the Homeowners words, " ********* is a very skilled *********. Our detached garage was ******************** and highly impressed the ***** inspectors". We completed our Scope of Work in roughly the time that I had estimated, while overcoming obstacles placed by the Homeowner. I did ask for additional compensation that was earned and that the Homeowners thought my company deserved.

    *********, owner of Square 1 Construction Limited built a shed for me in my backyard. His knowledge of what a shed can look like was very accurate. He consistently worked hard when building the shed.
