    I sold my house to Bahauddi ********************* Property Solutions.Closed on 2/2/2023.I told him I would be removing my stuff. My home was boarded up by the city. The main reason I agreed to selling him my home is so I could get my stuff out The city let him in to check the property out. After that no one was allowed in or on property without notifying city code. When I went there to get my stuff after closing. Everything was gone. Everything I owned was locked in my house. It was obvious they had been doing work on the property before closing. I'm very upset. One of the worst things is the only pictures of my dad was still in my house. My baby pictures. I mean everything I owned. I am heart broken. On the day of closing I was even talking to him how excited I was to get my stuff out. I had to wait to get a van since I had no vehicle until I received funds from closing. He knew this. One of the first things I said. If I can not get my stuff I won't sell. That was my home for 12 years. I email city code enforcement. They told me they were under the impression I would get my stuff. That he also sold it to another buyer the next day. This man lied to me. He tried to get me to hurry close. Pay the liens then fight them to get the money back. I only owed 6 grand. The lien was 150 grand. Paying them is pretty much admitting I owe them. He said he wanted to help. All he did was take my home from me, Let my hole life get thrown away. I am so heartbroken I allowed this to happen. I fought so hard to keep my stuff safe. This man This man was in my house going through my stuff before I knew for sure I was going to sell. Bahauddun ****** Entered my boarded up home. Without my permission or approval form city code started 3 weeks before closing. I was so happy to be getting my stuff. He let me show up happy,excited to my empty house. I can not explain how I feel. I'll never be able to see my dad's face again. That was such a heartless thing to do to someone!!!

    Hello,

    Thank you for giving me the opportunity to clear up any confusion as to what happened with the sale of this property. The property did sell of 2/2/2024. However it was scheduled to close on Jan. 25th 2024. I am pointing that out because I want it to be understood that I went above and beyond to try to help this client. The reason for the delay was because I had to get an accurate payoff from a lien holder who was trying to charge the client $150K for a lien that she did not owe which ended up being only $6,000. At the time the client was very appreciative of that fact. I never tried to hurry the sell, in fact the sell date was pushed back to accommodate what was going on with the lien. 

    As for entering the home, I entered the home one time at the beginning of the process  and was allowed in by *********************** ************** of *********************************. I did not take anything from the property prior to closing or after. In fact, The property was in such bad condition that I decided that I was going to sell it to another investor because of the extent of work that it was going to take to get the property back to market condition. I gave the client an additional $35,000 because of the liens were going to eat up a lot of her proceeds and I wanted to help the client meet her goals rendering this whole deal a good investment for myself. 

    Attached is part of the contract stating that the client was supposed to get all of her belongings out of the property prior to closing or else the client would owe $100 per day and be subject to eviction. Also attached are a picture of the condition of the property and the appliances that the client is claiming she wanted to have. Also the appliances were to stay per the contract. 

    I encouraged the client multiple times to get whatever she wanted from the property prior to closing. I even offered to pay for a moving company to go out and get everything she wanted from the property prior to closing. She denied because she wanted to go to the property and antagonize her neighbors by letting them see her back at the property to pretend she was going to move back into the neighborhood. After closing I again gave her the option to get her stuff before the property was resold again. She denied that time saying she will do it once she gets a vehicle. Unfortunately the property was sold the next day and the new owner began to clean out the property right away. By the time she got her new vehicle a week or so later the work had already begun. I am apologizing to the client that she lost sentimental items but I did give her every opportunity to get her things before closing. Also, just to add, I only went into the property one time with code enforcement and no one started any work until the property was sold then resold.

    The client had ample time to get her belongings and was negligent. I added the part of the contract that indicates that we were to take possession at the time of closing. Also, I added the amended closing date and the amended price INCREASE. I did my absolute best to help this person. I hope that this message reaches whom ever it may concern in good spirits.

    I am rejecting this response because: he did not tell me once to get my stuff before closing. NO ONE WAS ALLOWED ON THE Property BEFORE CLOSING. NOT EVEN ME BECAUSE THE HOUSE WAS BOARDED BY THE CITY. He knew I had no way of getting my stuff until after closing. I had no car. I was stuck in a hotel. He did not offer me anything. How could I move my stuff out when no one was allowed in the property. He is a liar! There was no way for anyone to be in the property before closing because the house was boarded up by the city.
