1 starI was supposed to move into one of their properties in ****** called "********************" yesterday 5/30/2025, it's now 4:31pm on 5/31/2025 and I still have no keys. My new apartment with them when I went into had a broken front door handle, food smeared on the kitchen counter, drugs on the bathroom counter, human f**** smeared on the toilet in the other bathroom, screen door was ripped, and closet door was hanging off. They have done nothing to fix this sooner than Monday 6/2/2025, the next month, after my current lease is already up. They've been nothing but be rude and telling me there's nothing they can do. They will not compensate me for having to pay to live somewhere else until it is available. In fact, she smirked and laughed in my face when telling me they wouldn't. She also said the assistant manager probably won't call me Monday now because "She has like 500 units". Not sure how that's my problem? What is my problem is I have a Husky and a Husky mix and it's summertime and way too hot for them to be homeless. As well as an entire apartment worth of stuff that I now have nowhere to move it to as my current lease is up and ****** Landing has now screwed me over tremendously. 1 starIm ********* a resident at ************* managed by Gran Peaks since June 2022 in *****, **. Living here has been a nightmare. I lived in unit 3101 for two years with a security deposit insurance ($14.30/month), then moved to unit 192 in May 2024 under the same terms. When I turned in my keys, they claimed I owed $147 for ************************************************ for $500 morewithout providing payment receipts, despite my requests since July 2024. Florida law (Statute 83.49(2)) entitles me to those receipts, but property manager and her team have refused, giving me vague papers and rude dismissals. For six months, *** faced collection harassment without prior notice from Grand Peaks, even as a current tenant with a new lease.On top of that, in May 2023, all four tires were stolen from my car in the parking lot. We pay an annual fee for parking, yet theres no securitygates are always open. Beyond debts and theft, the property conditions are terrible, and I feel my rights as a tenant are constantly violated. 1 starOverpriced and Inconvenient Location:Rent is significantly higher than comparable properties in the area (1530% more). The location is challenging, with constant traffic and parking issues on game days, and its situated near a hotel housing migrants, leading to heavy street activity and unsafe driving conditions during certain times of the year. Poor Apartment Layouts and Billing Issues:Layouts are impractical, with studios offering more closet space than one- or two-bedroom units. Appliances are small and unsuitable for hosting or cooking. Utility billing is frustrating, with late fees charged for balances residents couldnt predict, even when paying early. Ineffective Management: ***** The property manager is frequently absent, leaving her assistant ******** to handle issues with little authority. Communication between departments is disorganized, forcing residents to navigate a confusing and inefficient system. Events hosted by the complex are poorly executed and lack diversity, contributing to a sterile, unwelcoming community.Management was aware of the mouse problem before residents moved in but failed to take adequate preventative measures. Mice caused damage to personal belongings, and the infestation made apartments uninhabitable. Management deflected blame, accusing me of leaving my patio door open and even blaming my cat, despite it actively keeping the mice under control. Poison was heavily used in the courtyards, creating a serious hazard for pets, and pest control efforts were poorly communicated.Management was dismissive, deflecting concerns onto the concierge team or offering unhelpful, condescending responses, such as declaring any remaining items in a unit post-move-out as destroyed or theirs.While the building and amenities are appealing on the surface, the high rent, unsafe location, mice infestation, and incompetent management make living here a frustrating and stressful experience. 1 starThis ***************** ,Grand Peaks are nothing but frauds allowing the apartments under them to rip people off. They are trying to charge me and my family a crazy fee for applications that were already paid for and non-refundable. The particular apartments that are trying to bring us down is called ********** in *********, *******. Horrible experience, The leasing staff was rude and demanded payment of a charge that was not our fault after we had already paid and told them we were no longer moving forward with the moving in process and to cancel our applications. This has never happened to me before but it is really crazy that they are allowed to get away with doing this to hardworking people that were just looking for a decent place to live.Review fromJR V

1 star44 **************** Condo property - Grand Peaks Property Management took over the building management in 2023. The following list of issues have made the property inhabitable:11/20/23 Fire on 29th floor caused by tenant tossing lighted cigarette or match in trash room (AZ fire marshal confirmed) fire sprinklers activated and water damaged all 5 tenant elevators. Only one elevator was repaired for a building with 34 floors and over 600+ tenants . As of January, **** only one elevator available. The average weight limit for these elevators 500 - 2000 is not being monitored by Grand Peaks Property Management. Building maintenance with equipment and tenants are using one elevator at the same time.Two condos are being rented by leased tenants as Airbnb's since June 2023. No security by Grand Peaks Property Management and allowing these non-tenants to have access to secured tenant floors, 8th floor amenities and reserved parking garage. January 13, **** all three leasing manager quit Grand Peaks Property Management. No notification was sent to tenants, we had no leasing manager to speak to for any service issues.Review fromMark S.

1 star********* in downtown *******, ** property they have been trying to manage for over a year is in terrible condition. What use to be a professional and beautiful property has turned into a not secured property.1. Garage door to reserved spaces not repaired since 1/23 no daily security for tenants has not been offered anyone can drive directly in. Theft and damage has occurred to tenants cars who pay monthly for these spaces.2. Trash chute on all 34 floors not repaired since 8/23 3. 8th floor *************, weight room and club house not usable since 6/23 4. Fire on 30th floor trash room 11/20/23, did not evacuate tenants, all 5 elevators water damage, only 1 was repaired for use by 600+ tenants, construction, maintenance and Grand Peaks management. It has been two weeks and only one elevator to use.6. All stairwell doors lock to enter tenant's floor. If the one repaired elevator breaks down Grand Peaks has no process in place to get tenant's to their monthly paid condos Any assistance would be greatly appreciated.Review fromLaWanda F

1 starManagement sent and account to collections that they were sending to the wrong address and we live on the property. I found their error and they failed to even apologize for affecting our credit. My husband and I have been at the property for 3yrs and 2 yrs respectively and the management has worsened. Part of me wanted to reach out *********************************** SVP of *************** but I am not sure if he would be any help with changing the culture at ******************************** as they cant even communicate in the same office to make sure accounts are correct. They mailed a final bill to unit 328 for unit 824 when we are in unit 928 10/31/2022. Sent the account to collections on unit 824 all while having us pay another bill on unit 928 and saying we paid the final water and sewage for 824. In addition, ****** the property manager moved us to 928 and stated she changed it in the system (10/26/2022) but when I went in today (03/14/2023) about this collection popping up on my husband credit I found out they had us under unit 328. I forgive them to error is human, but accountability is also human. Because of their error it could have caused much more long-term damage(s) if I did not diligent search for the cause. When I informed the Assistant property manager ***************************** his response to the leasing consultant was thats what the system said. 1 starI applied for ********* in *******, a building they managed a year or so ago. They robbed me of the $400.00 deposit. After I applied I received an email saying I was partially approved but they were missing some verification documents and once I send those I would hear back as soon as I was fully approved. Nobody ever got back to me, never answered calls, never returned calls, never responded to my various emails. I was on the brink of becoming homeless, obviously, the place I was currently at had a lease that was coming to an end. I needed a place to go. This place is a SCAM! STAY FAR AWAY! I have been trying for months to get my $400 deposit back but to no avail. The worst part is, that I filed a charge dispute with CapitalOne (my bank at the time), and unfortunately because I said an agreement that the $400 is nonrefundable the bank was unable to retrieve my money from the merchant. This I find to be absolutely absurd, 1) How bad of business does Grand Peaks need to be for them to take my money and disappear and still to this day never return any emails or voicemails I left and #2) How can my bank say this is a valid transaction. So I guess nowadays companies can simply vanish with your funds and because you signed an agreement the transaction is valid lol what a joke. 1 starI moved into one of their properties, below is the review. The biggest issue is my address is wrong on my unit and no one seems to care. Avoid, I promise it is not worth the headache of dealing with this place. Two days before I was scheduled to move, they called and told me I had to change apartments or wait at least 7 days, this caused an huge headache in having to change my address to the new unit, in turn I haven't received my mail since I moved in 25 days ago.There were many issues with the other unit I had to move into, the staff does not care. The manager called me and assured me that they would all be fixed, it's now been two weeks since that call and all of the issues are still present.. Here is what I'm dealing with currently Address is labeled wrong on my unit.No bathroom door - the maintenance man that came to fix it, drilled and cut for 2 hours and then came up to me and said I quit, this place *****. He left the entire mess for me to clean up and I still have no door.No A/C - AC runs all day and night and it only cools to 80 degrees.The unit's blinds were dirty, missing and broken, issue still not fixed.Fireplace was "decorated" with contact paper which is peeling and looks so trashy. I moved my furniture to completely cover the eye sore.Kitchen faucet - was described as a pullout faucet, it is not it's broken and old and probably original to the building.The carpet, it was new or newish when I moved in, however there is no threshold placed down so it's starting to fray and come apart everywhere.My refrigerator won't shut. The lawn maintenance will shoot the lawn clippings and dirt all over your car.They will refuse to give you a check-in sheet, I asked several times for one. They finally gave me one but it should be given upon move in without waiting two weeks.The grounds are terrible, trash everywhere Parking is also terrible, broken down cars everywhere.
