    I am rejecting this response because:

    Her definition of show ready means completing a lot of improvements that were not done before it was considered show ready before we leased the place. The place was cleaned before her showings.

    Also, me telling her I was looking for a place to buy makes no difference in this situation. She still would have had to find a tenant to rent and since there was no lapse in rent, she lost nothing.

    paying rent until she found a tenant for a win win situation, and arrange my schedule so she could complete updates and showings. Rented storage units to work on my new house before I could move everything over. After prospects declined she said she needed to get some things done to get it show ready, yet she rented to me just like it was! She painted bdrms, bthrms, the entire garage, trimmed the tree by the front door that needed it badly. We were still getting snow in March and when it cleared of course the weeds that were at bay started sprouting dandelions and she acted like it was my fault. The basement also flooded due to rain. I spent a lot of hours digging up weeds so I could be done with her. The security deposit return check was $1275 less for a "tenant finders fee" that she never mentioned at all this entire time! I only moved out 1 month before the end of my term, a tenant moved in the next day, and she had been listing the place for $300 more/month than I paid!

    I'm sorry you were unhappy with the home and the condition of the home that we offered to Lease to you signt unseen from CA for your move to ********.  We asked for an agent or friend to preview the home for you and met them there.  It was with her confidence in the condition, that she let you know it was a nice, clean property ready for move in.  It is our policy to take care of mechanical failier or things related to health and safetly during the stay of any Tenant.  We did not receive maintenance requests from you during your stay.  We spoke several times after you let us know you purchased a home and closed on it without letting us know or asking any questions about the consequenses of being 4 months away from the expiration of your Lease.  Our conversations concerned the immediate need for us to begin searching for a new Tenant or you had the option to continue paying rent until your Lease ended.  We both agreed it would be best to try to find a new Tenant.  There is a cost for this. It is explained well in the Lease you signed.  We are allowed to reatain the Security Deposit in a situation like this in order to re-let or find a new Tenant which involves showings, screenings and a new Lease.  It took a few months to find a new Tenant because the home was not "show ready".  We were eventually able to secure a new Tenant after many hours of work and did save you a month of rent and utilities.  It is always our goal to have our Tenants leave a property feeling like it was a good experience and I am sorry this was not the case for you.  I hope you are enjoying your new home and can understand that we cannot refund the cost of finding a new Teannt which could have been 100% of your security deposit but we sent back 50% as an honest effort to be fair.
