    Despite multiple leaks, a hole in the lower level foundation leading to terrible smells, too small gutters that would not hold the water flow, a second sump pump in a bedroom(!) due to poor grading, bad wall texturing in multiple places where repairs were made, poor finishing in general, paint, etc. we soldiered on. However, after 16 months we still sit on our deck and look at mud. We have repeatedly asked for the landscaping to be completed. and been told multiple B.S. stories. Months age we were told there were grade issues and an Engineer was being brought in. We were also told the area would have to be re-graded. The Construction Manager told us in April that the plan was to complete landscaping by the end of May. Now we are being told that they are "meeting" to discuss the situation and hoped to have landscaping completed in September. Planning could have been done a year ago. Now we get to go through our second summer without landscaping. I guess we have to consider legal action to get anything done. Sad!Unless you have no other choice I would seriously avoid this company. BTW, if Boulder Creek wants to comment on this review, please point out where my points are incorrect.************

    Every new home is a hand-made product, constructed outside and in the elements, and each has the opportunity to have issues.  A Boulder Creek Neighborhoods home is no different, which is the reason for our warranty team.  We understand that there have been several warranty claims on ******************** residence, and we believe that those issues have been resolved to the homeowners satisfaction, receiving positive in-person feedback when warranty items have been completed.  We have reached out to ******************** to verify this is the case. 

    It is not our intention to dispute ******************** concerns around the landscaping behind his home.  Every new home is built on unique lot configurations and all have design characteristics that impact the layout and drainage features of the homesite.  We agree and are also disappointed that while much of the landscaping in the neighborhood has taken hold and meets our expectations, the same cannot be said for the area behind ******************** home.  Our Boulder Creek team has been in regular conversations with the *** and homeowners, and has been transparent about both the issues that have arisen and our continued plans to address them.  There is current, active work in place to address the areas where landscaping hasnt taken hold in order improve the drainage where it doesnt meet our Boulder Creek standards.  (We know its not a popular reason, but the consistent rainy weather weve had this year has been a big reason that weve been held back from meeting our anticipated and previously communicated completion dates.)  Though it may not be immediately visible through the desired end result, our team has been working on several solutions to resolve these concerns throughout the past year.  

    We apologize to ******************** and the few other homeowners that have been impacted by this issue, and the entire community has our commitment that this landscaping area will be completed to our Boulder Creek standards.
