    6-25-24 I hired this contractor to fix my kitchen from a pipe leak in my wall that included flooring and pipes replaced and cabinets I paid out of pocket ********* plus I paid for countertops that in the contract says hed cover that then he didnt so the job was completed in august since then Ive had major water leaks under my kitchen sink he came back 4 times and said its fixed I still have a leak under the sink which Im now hiring someone new to fix all the problems the job is still not completed and the problem not fixed I feel hes taking advantage of the elderly and now he wants more money thats not right

    Contractor ********************* gave estimate to repair damage done to my rental property plus some upgrades 1) He bid $21,343.00, but gave contract for $1,000 more, I questioned & accepted his excuses, signed for $22,343. Pd $15.435 deposit.2) Recd extra bills:$780 - 13 man hrs @ $60/hr to clean *************** Not enough debris to require 13 hrs, especially since he had to remove flooring. Who pays $60/hour to pick up trash?3) Contract incl bathroom plumbing. He cleaned some hair out of the drain, showed me a sample. Said "I'll probably snake it one more time." No mention of serious drain issue. He billed $1,100 for 10 hrs= $110 per hour to clean drains without my approval.4) He offered new bathtub, countertops, sinks @$3K. No written bid. Refinished tub, not replaced. Began countertops, then billed $643 to remove old counter & sinks, a normal part of replacement!5) Billed $234 remove toilet - a logical part of floor replacement. 6) More inappropriate charges related to painting 7) He stopped work because I would not pay inappropriate charges .8) Demands addl $3,435 of balance due plus $3K for counter 9) I offered to pay $3K for ***************** $1,000 deposit, but "no"10) Today. If I do not pay $5,435 by Dec 12, "myself & the granite company will be filing for 2 mechanic liens to your ************ will file for a civil law suit for $8155.00 plus the remaining contract labor, breach of contract & all attorney fees, administrative costs, court costs & all my time spent trying to compromise." Project should have been done 12/8/23. I was prepared to pay him $3K for countertops ************** due ($6,907.50) upon acceptable inspection. I simply want him to honor the contract and complete the work. My tenant has been unable to live in the property, so there is a significant hardship for her and loss of rent for **** have additional documents of his various invoices, emails and texts, but I thought it would be too much to send with this complaint.

    *************** refused to pay for all back charge items as in clean up, bathtub refinish, trim repair and we had a disagreement. I had to get my attorney involved and she ended up paying to our agreement. This is not right by any means and I will be forwarding this to my attorney as well.

    I am rejecting this response because: Contrary to his statement, payment was made in full. Additional charges that he made were not authorized or agreed upon. These unauthorized charges were excessive, such as claiming 13 manhours @ $60/hour to clean trash from flooring that he removed prior to replacement. Any trash on the carpet would have been rolled up and thrown out when the carpet was removed.  

    His workmanship was of good quality. There were a couple of incomplete items I expected him to do, but I paid in full anyway because they were minor and he had agreed to waive the contested invoices. (Although he now says he will take legal action to be paid for additional charges.)  To leave the relationship in ******** I simply paid another contractor to take care of the minor items.

    I would recommend him to do work where his time and materials are carefully agreed upon, materials documented and time spent is supervised.  I would be cautious about hiring him as a General Contractor due to his tendency to add significant charges.

    The work has been completed. There are three minor issues with the work that I will overlook with a desire for ******* with this contractor. I have arranged to have someone else take care of these problems. 

    My only request is that the contractor affirm that the work is paid in full and withdraw any previous invoices in dispute.

    *************** has not paid Dandy Hands, llc the remaining back charge amount of $8000.00 for all back charges that are still pending. *************** also contacted the BBB to report our contract dispute after we settled to get the project finished. I do have every video of transactions per our conversations and every minute we have worked on this project. We are in the process of filing for a civil lawsuit in Adams County ********. You *************** are responsible for every cent owed to **. *************** also asked ** for mercy and to help her with her payment and we did just that. *************** still contacted the BBB to try to intimidate us and we shall resolve this in court. We are seeking $18,500.00 and will be in contact with *************** by *******.
