      As to Mr. ****** complaints:

      Clock.

             The clock worked when he arrived. He didn't like the sound the clock made and removed the clock batteries. Before leaving he replaced the batteries. When the owner arrived back home  the clock no longer worked. Something obviously happened in between. The clock was a gift from the owners now deceased husband so no receipt was available. 

      The Arctic Cat

             The use of the arctic cat was optional. Mr. **** used the unit for snow plowing. he himself stated he hadn't used one before but would figure it out. During his use a component broke. Needing repair the owner said they would take care of it. Which they did at a cost which was deducted from his deposit.

      Propane

             The propane was an unusual situation. The lease was to include a full tank of propane. The local supplier won't 'top off' a tank so the tank was at a little more than half full when Mr. **** arrived. He was given the option to leave but chose to stay. As per the lease the owner would purchase a second tank during the winter and the tenant would be responsible for any further refills. Per the lease the tenant was to leave the propane tank with the same amount as he received it, (typically full) in this case it should have been at least half full but it was at 20% +/-. The cost was figured for the additional 30% to fill and deducted form his deposit.

      Throughout and even prior his stay Mr. **** proved himself to be demanding of others but reluctant to cooperate with same. He was given several opportunities to void the lease agreement prior to his arrival but declined. Mr. **** has voiced his displeasure with our handling of his entire experience while staying at this particular home. He has accused us and the home owner of being liars, sneaks and thieves.

      He has also threatened OPM and the home owner with legal action. We would welcome the opportunity.

      After all the fussing and fuming during his stay Mr. **** left a note for the homeowner stating if she would like to he would rent her place again....Not really sure what to make of that.

      Clock: I was charged for a new clock. However, I did not break it. I was not provided with a picture of said damage. Also was not provided with proof of a paid receipt of the replacement, nor a dated delivery receipt of.

      Artic Cat usuage: Such was included in the lease. The artic car's component broke, due to: a faulty design, which caused rust + weakness, I did not break/ +/or abuse the artic cat, as in addition: the local artic cat dealer provided proof/verified "that", this design flaw was redesigned in later models.

      Propane: As stated previously: the lease stated: propane to be filled: upon move in. When I arrive I took picture of the tanks guage, it showed 50% full; 30% was already used.

      Ref: Letter to owners b-4 I left. Such was left, 3 months b-4 I was returned, my adjusted security deposit. I told "owner" I would rent the house again, directly thru them; not prop mgn co. I thought dealing directly with owner, would allow a normal rent amount; instead of a "jacked up" prop mgn added fee. However, I discovered upon receiving the sec dep, 3 mo later "that" both the owner's + prop mgn co are corrupt. 

      In conclusion: I have provided proof; "however": as the only "one" who rented; it is impossible to deal with there corruptness + lies. A "staffed" plural prop mgn co, + the owners plural *in the future karma + my efforts will be justified; along with other's who contact you.
