    The management company of an apartment I rented for several years told me the owner of the unit did not want me to repair the walls and withheld almost $900 from my security deposit - they lied, misled me, and have no right to keep that portion of my security deposit.

    Wildernest Leasing has been in business for nearly 30 years. Annually, we process and reconcile roughly 60 security deposits. We have not had any disputes I can recall since at least 2018 regarding our security deposit reconciliation process since I have been involved. We take our fiduciary responsibility as holders of the security deposit for the benefits of tenants and the owners we serve very seriously. We have a strong track record of fair and accurate accounting with no disputes.

    Mr. Greenbaum and his son lived in one of our apartments from 2019-2023.  The requested to end their lease term early which we accommodated. Upon vacating the premises, there were extensive amounts of large molly bolt holes in every wall as well as drywall anchors and screws. Mr. Greenbaum emailed our company prior to vacating and requested some paint to clean the walls. We advised that the owner of this property did not want tenants painting the walls as the workmanship is not professional and it and it can cause more work. At no point did Mr. Greenbaum discuss repairing holes. After the move out inspection, it was determined a few walls would need to be completely repainted after the repairs due to the number of patches. We requested from our outside maintenance company to repair the following: Left bedroom- numerous large holes and marks on the wall. Right bedroom- many large holes from molly bolts in the walls. Hallway-screws in the wall. Living room- large holes and marks on the wall. Whiteboard left bolted on the wall. The repair was billed for 7.5 hours as well as supplies and totaled $907.87. We sent many pictures to document the condition to Mr. Greenbaum and feel the cost was fairly billed from the maintenance company. I have attached just a few photos of a portion of the holes left in the walls.
