    To start off Sheila was hired to do our roof in Wellington, Colorado at 4191 Elder Creek Ln., and it was completed July 3, 2022. I paid her completely then a month later I get an invoice from her saying that her accountant made some error and they had to resubmit receipts to the insurance company. I thought it was odd, but received the check and it was for $3199 I reached back out to the insurance company and asked what this was for and they said that Sheila submitted receipts for gutters which were not done so when I reached back out to her in regards to the gutters, she said that was to cover the deductible that she waved, which I later found out is illegal for her to do from a lawyer, I consulted so after I talk to her and told her that she was not being paid for the gutters that she did not do and I offered to pay her what she was still rightfully owed, which was later found out for a rolloff and a permit. Once I made the offer I did not hear anything from her until December 2022, which is months after I moved from the home that she provided a roof on. Once I moved she went down and put a overinflated lien on my home which was $5800 big difference from the $3199 check that was sent by insurance so once I found out the lien was on the house we reached back out to her and told her that it was illegal for her to add on over $2000 in fees when it clearly states all this on the Colorado sit she responded in a long email stating that her lawyer told her to drop it from $5800 down to 4100 which is her new invoice. The lady clearly does not conduct good business especially when she over inflated mechanics, liens, and commits fraud by waiving deductibles now that I know that she committed fraud by waiving my deductible it’s obvious that she submitted the fraudulent receipts to recoup that deductible so now I have to file a motion in court with a lawyer over the inflated fraudulent amount I have a phone recorded conversation with her, admitting she waived the deductible

    I met the homeowner in
    January 2022. The homeowner signed up is oldest daughter for Wellington Recreation
    Sports for the volleyball season. The reason why I meet homeowner because I am
    a volunteer coach. I have been volunteering coaching for 8+ years.

    In June of 2022, a hailstorm came through Wellington. The
    homeowner's daughter reminded Mr. Holmes that "coach owns a roofing
    company".  Mr. Holmes contacted me and on June 27, 2022, we were then
    under contract.

    The contract that signed
    states that She B Roofing will be paid for what insurance is paying. Mr. Holmes
    insurance company is Safeco. Mr. Holmes provided me a copy of Safeco’s estimate.

    Mr. Holmes wanted to provide me
    the first check that Safeco provided him. Unfortunately, I was not able to
    accept the check. The check written out to Mr. Holmes, Mrs. Holmes, and the
    mortgage company. Mr. Holmes noticed that the mortgage company that was on the
    check was incorrect. I informed Mr. Holmes that this will be corrected and his
    current mortgage company, Flagstar, will also need to endorse.

    On June 29, 2022, roofing
    material was delivered. On June 30, 2022, new roof was installed. On July 7,
    2022, final roof inspection with the Town of Wellington Building Department was
    scheduled and finalized. Final roofing inspection passed, and a certification
    of completion was provided.

    On July 10, 2022, my administrative
    assistant requested from Safeco for the final funds to be released as we completed
    the work. My administrative assistant provided Safeco with a invoice from She B
    Roofing, a customer’s invoice (work not completed by She B Roofing, which is
    the gutters), and a copy of the permit. Mr. Homes was carbon copied on this
    email.

    The week of July 18, 2022,
    another hailstorm came through Wellington. I remember this clearly as my
    husband’s birthday is July 23, 2022.

    On July 25, 2022, Mr. Holmes texted me to
    inform me that he received the insurance check. Once explained to Mr. Holmes that
    the mortgage company, himself and Mrs. Holmes will need to endorse the check. Mr.
    Holmes sent the check to his current mortgage company. I then assisted Mr.
    Holmes with the documents that are required by his mortgage company, Flagstar, needed
    to have the endorse by them. Mr. Holmes provided me his mortgage account number
    along with Mrs. Holmes phone number and email address that were required on the
    phone. I emailed these forms to Flagstar and carbon copy Mr. Holmes so he could
    have a copy for his records.

    On August 12, 2022, I
    received a text from Mr. Holmes that he has received the check back from mortgage
    company. This check was from Safeco’s 1st check. We decided to meet
    the evening of August 15, 2022, between 7-7:30 that evening.

    On the morning of August 15,
    2022, I received a text from Mr. Holmes. He was asking if I got paid in full
    for the gutters. I explained that his deductible would pay for these to be
    done. I asked him if anyone would be home after 5 so that I can replace the
    downspouts. Downspouts were replaced.

    On August 16, 2022, I received
    a text from Mr. Holmes that he filed a 2nd claim with his insurance
    company.

    On September 12, 2022, I
    texted Mr. Holmes to see if he received the final check from Safeco. He stated
    no.

    On September 17, 2022, I informed
    Mr. Holmes via text that I found that my administrative assistant made an error
    on the final invoice that she sent to Safeco. That afternoon Mr. Holmes’ daughter
    provided me in cash of $2420.

    On October 3, 2022, I
    received a text from Mr. Holmes that I am trying to apprehend the rest of that
    whole check coming for my back door and gutters.
    This is when things started
    to get very challenging with working with Mr. Holmes. Mr. Holmes was very vulgar
    and slandering my company with threats.

    I have tried to explain to
    Mr. Holmes where the error came from and that I am asking for any funds for
    work I did not do. These things were from his gutters. This is the reason why
    the invoice was and is in his name and not She B Roofing.

    The error that She B Roofing’s
    administrative assistant made was that she did not add the line-item ice and water
    shield. If you compare the original estimate from Safeco and then the revised
    estimate this line item included in their revised estimate. If Safeco did not
    agree they would not have paid for it but they did. This would also include the
    dumpster fee and permit fee. She B Roofing can not get paid for any thing if it
    is not on their estimate.

    I have provided Mr. and Mrs.
    Holmes copies of email communication with Safeco along with documents provided
    to Safeco.
    Mr. Holmes has been very
    challenging verbally (by email and text) to work with.

    On October 3, 2022, was the
    last text received by Mr. Holmes.

    In November 2022, She B
    Roofing sent a certified “Intent to Lien” letter to Mr. and Mrs. Holmes. In
    which was never received or signed for. I also noticed that Mr. Holmes has
    placed on the market to sell since July of 2022.

    On December 2, 2022, I placed
    a lien on Mr. Holmes. The lien consists of 14 pages.

    On March 6, 2023, I received
    a phone call and email from Mrs. Holmes. I resent the same documents that I
    sent Mr. Holmes. I also sent an excel spreadsheet showing the details of both
    the original estimate and revised estimate from Safeco.

    Just recently, I received this
    BBB complaint. Mr. Holmes has also provided a picture of our contract onto my
    business google website as well.
    I can provide you text
    messages, voice messages, and emails of any further communications if you would
    like them.

    As of today, the lien is
    still active. I know Mr. Holmes home is contingent on if the buyers home sells.
    I have responded to every
    request Mr. and Mrs. Holmes have requested. I have also responded to their real
    estate agent. I have not been vulgar or unprofessional with the homeowners. I
    just simply want paid for the work that was completed. As a good person/business
    owner, every subcontractor and supplier have been paid but not me.

    The consumer Mr. Holmes filed a BBB complaint on April 18, 2022. I have responded to the complaint this morning. 

    I have attached the following letter and documents to the BBB that I am providing you as well. 

    These documents include the contract between my company and the consumer. The insurance paperwork. The homeowner's invoice. 

    I did not provide the BBB the following document as I was only allocated to have 5 attachments. These additional documents provide the email communications between She B Roofing and the consumers insurance company Safeco representatives. I have also provided you with a log of how many times the invoice was reviewed by the consumer. This log is provided by Quickbooks. This log shows that the consumer reviewed the invoice numerous times. I have also attached a spreadsheet showing a breakdown of the original estimate and the revised estimate from Safeco. Please note  She B Roofing's invoice and the homeowner's invoice. The difference is my invoice does not have gutters and this is the reason for the homeowner's invoice. She B Roofing did not do the gutters. 

    I hope that this helps clarify the correspondence that I have had with the consumer.

    Good afternoon,


    I am including all conversations I have had with Sheila. The first my wife and I heard about a lien on our house was when our house became under contract due to it being sold. I see that there was an attempt to send us a certified letter which we never received at our home in Colorado. 


    Shelia's contract: the highlighted area says she is to be paid what insurance pays her. If you look at the Safeco estimate number one, it is strictly states its only paying for a roof and in both estimates it clearly states that the ice and weather shield are in there (please see attached documents). Then if you look at the revised estimate that she sent you, you will see where she added gutters. So what Sheila did was go back into her invoice to make it reflect this. She also added gutters which she sent you guys the invoice for which she NEVER did at our home. Attached will be a conversation thread from Safeco stating "she sent the invoice for the gutters, along with permit and roll off. Then if you look at the revised estimate that she sent you, you will see where they added the gutters, so what I suspect Sheila did was go back in made to her invoice to reflect, SafeCo's estimate dollar amount, by inflating all of her prices which isn’t legal she can’t go in and make an invoice to total the insurance companies invoice and not have everything on there such as work not performed (gutters) which it clearly shows that the gutters were added paid to me by insurance in the revised estimate (included in attached documents). Sheila did send in the extra invoice labeled 1234b with the gutters on there (see thread between me and Safeco insurance, attached) stating that she sent that to them. Now if you look at this other invoice that she has provided it says $4030.90 which if you look at the date it was changed to that on March 6, 2023 now if you look at her lien it is written out for $5824.82 which is about $1800 difference which is another illegal practice. It clearly states that a person can only add 1% to a mechanics lien and unfortunately her math is wrong. The original total bill was 3,199.00 back in August 26, 2022. (see attached documents). 1% of 3,199 is $31.99. she has one percent past due fee for $360.51. This hasn’t even been year yet and math again is a discrepancy issue. If you look at everything closely as far as the two insurance estimates the gutter invoice that she sent and her invoice it’s not hard to determine what she’s done and as far as her contract goes I will also re-forward the front piece, she didn't send, where she is waiving the deductible which in Colorado that is illegal I found out through a lawyer in Fort Collins. So the problem I see, she’s over inflated a mechanics lien by over a thousand dollars. Also there is a copy of three insurance checks paid out by Safeco  and the last one for 3,199 is the one that consists of the gutters, roll off and permit, this is the check that Sheila is after. We agreed to pay her what she is owed (roll off and permit) and she continues to decline payment. 


    My conclusion Sheila is trying to recap her deductible that she waived.


    And in this email I am requesting sheila to explain to all parties the discrepancy in regards to all the invoices with different totals and her 1800 mechanics lien inflation, where it clearly states by Colorado law that is illegal.


    The two first checks were reflect the first estimate from insurance before Sheila sent the other three invoices. Check 1, 2, and 3 will reflect revised insurance claim.

    Currently at this time Mr. Holmes has filed a complaint with the Consumer Department with the Colorado Attorney General. 

    I have responded the following to them along with this BBB complaint. 

    Good afternoon,

    I have attached text messages that I have had with Mr.
    Holmes since the beginning. I have also added a voice message that I received
    from Mr. Holmes as well.  Please note
    comments made at the end of the call.

    My response about the lien on Mr. Holmes, a certified letter
    for the intent to lien was sent on October 12, 2022. The United States Postal
    Services made two attempts to inform Mr. Holmes that a certified letter needed
    to be picked up. The two attempts were sent on October 19, 2022, and October
    29, 2022. The documents were to send back to me as the certified letter was
    unclaimed. I feel Mr. Homes knew what the certified letter was and
    ignored/unclaimed acknowledged the certified letter.

    My contract does state that I get paid what insurance pays.
    The reason for this is because insurance company does not pay for the permit
    until a receipt is provided to them. In which they did pay for it on the final
    check.

    Please review the 1st estimate from Safeco dated June
    25, 2022, on page 4 of 4. The original replacement cost value is $17,197.74.
    Below that Safeco, did not pay for the debris removal, and code upgrade (ice
    and water shield). Then they also did not pay $2,848.02 on the 1st check as they held this amount until the work was completed. Mr. Holmes
    deductible is $2,000. Safeco issued a check to Mr. Holmes for $10,338.62. Mr.
    and Mrs. Holmes and Flagstar (Mr. Holmes mortgage company) endorsed the check
    to She B Roofing.

    The work completed by She B Roofing was the roof and
    downspouts. The invoice provided by She B Roofing shows what work was
    completed. Invoice 1234 B is work that was NOT completed by She B Roofing. This
    work would be gutters, garage door and window trim. This is the reason why THIS
    invoice was in Mr. and Mrs. Holmes name. Mr. Holmes received a 2nd check from Safeco in the amount of $2,666.98. Mr. Holmes provided me $2,420 in
    cash on September 17, 2022.  The
    difference between the two amounts is $246.98.

    Mr. Holmes texted me on August 15, 2022, asking if I got
    paid for the gutters. I informed his no, only the downspouts. I also stated
    that his deductible would pay for these to be done. Please review the text
    messages on page 12.

    The final payment Mr. Holmes was provided was $3,199.

    If you add these 3 payments $10,338.62 + $2,666.98 +$3,199
    it equals $16,204.60. Please review the revised estimate from Safeco dated
    October 3, 2022.

    I do request Mr. Holmes to pay the balance owed to She B
    Roofing of $4,031.91 to have this resolved and the release of lien from 4191
    Alder Creek Lane in Wellington Colorado.
     I also request Mr.
    Holmes and any affiliates of Mr. Holmes to not slander or defame the character
    of myself or my company She B Roofing.

    So in response to Sheila‘s reasoning for overinflating the lien for one when she filed the lien, it hadn’t been a year yet, so she can’t legally add on 360.51 Also, Sheila needs to realize that she can’t act as if she is a court judge and award or add on any amount (1800$) because her feelings were hurt or because of the way I talk to her? That sounds personal and like she did it out of anger, which she basically admitted too in so many words in her response. So again she has no legal right to add on $1800 if she would’ve properly read the instructions before filing.  So her excuse for slandering defamation of character of her and her business was never done and any judge would see that she did not have the right to add the $1800 on unless awarded by he or she and as far as the text messages go that I sent, i was angry and felt taken advantage of. So what does she expect , It’s hard to show respect to someone thats trying to steal from me and do shady business and put my family through what she has. So honestly, I think sending all those text messages is kind of falling off the topic.

    OK onto another point!
    Sheila’s email she sent you a email response April 25 that states that if you guys added up the three payments, it would equal to $16,204.60 and says please review the revised estimate from Safeco dated October 3, 2022  for 18,204.60 less the $2000 deductible. Comes to 16,204.60 Now the problem is Sheila is claiming that all she did was downspouts, which again is a lie (receipts)? So let’s say Sheila did do the downspouts (and I’m only putting it this way to show all the inconsistencies and contradictions in her emails.Insurance is only paying for 449.38$ but in Sheila’s invoice, she charging more (497.20)than insurance which she cannot do. And that $16,204.60.  insurance paid out there are gutters that are paid that comes to a total of 1837.78$ now I don’t know if she is playing everybody’s intelligence but if you look in there yourself, you can see that that was paid out and is part of the payout now if that’s the case, whether her contract states that she gets everything or not she has told you that she did not do the gutters so again just because her contract says that she gets everything. Does she think she legally can get paid for something that she did not do which were the gutters. So in reality she should’ve rightfully and honestly deducted the $1837.78 (gutters) from the $16204.60 which would be $14,366.82. So again, if she only did the downspouts, why is she trying to still keep the gutter money? Which all parties can see was paid in line item 15 and 16 on the estimate she has provided from Safeco. Also she claims in her emails to all parties that Safeco never paid out for ice and weather shield and said that it couldn’t pass the inspection or code which is another lie for why she’s owed the $3199 she is so desperately after.
     please see line item number nine, which says replace ice/Weathershield double. They paid  $1900 which again she claimed that they did not. Please refer back to her past email.

    Also, when she states debris cleanup wasn’t paid for the record, that means a rolloff, which also was paid. It’s included in that $3199 last check sent from Safeco. And she knows that is the last receipt that you send in along with permit fee. I had stated that she sent in the rolloff receipt along with her permit fee and the gutters that was what came to the $3199

    Also, if you look at her invoice that she sent you number 1234, which, oddly, the gutter receipt is 1234 b but if you look at her invoice and compare her pricing to insurance pricing on the Safeco revised estimate that she sent you guys everything is inconsistent. With insurance claims, the contractor has to except what the insurance pays out unless in the contract there is something specified in regards to upgrades.

    Now, for questions, I would like answers for to help me understand because at this point all I’m saying is fraud in an invalid lean.

    1. Gutter receipt where did it come?

    2.How did she be roofing obtain the gutter receipt #1234b

    3.If you didn’t do the gutters and didn’t make the receipt, why did you send it in to insurance company????????????

    Is the invoice that you sent to me number 1234? made by you?

    Is the gutter invoice number 1234b ?


    Please note in previous communication with Stephen from Safeco. That I attached in a previous email. He clearly states that she sent in the receipt for the gutters  rolloff and permitt and there is a email timestamp on it also to prove authentication.

    Also, why did you not ever send invoice 1234 to insurance company requesting money for downspouts?

    Also, in her email from April 25 she states that Mr. Holmes got a check for $2666.98 and she stated that she was only paid $2420 please produce text messages from that day she be roofing she has every other text message so she can provide this one. It clearly states that the reasoning behind the $246.98 was to be given to my daughter for a referral fee since she was my daughter’s volleyball coach. The fee was supposed to be $250 but we settled for that. Also in the tape recording I sent to you you will hear she be roofing tell my wife not to worry about the $250 referral fee because that’s on her, but she clearly tries to make it seem in her email that she was not paid so the tape recording will clarify that part here is prime example of her spinning circles.

    Now let’s hit on the deductible being waived as you see in the contract it says deductible waived. Well in English,That means if my deductible is $2000 and it is waved then that means that that is subtracted from the grand total. In she be roofing’s email that she sent to all parties April 25 states that Mr. Holmes text me on August 15 asking if I got paid for the gutters I informed him no only downspouts. I also stated that his deductible would pay for these to be done? What does that even mean? It clearly states that she said she was paid for downspouts and not the gutters if you look at estimate sent from insurance company. It shows downspouts and gutters but she claims that she wasn’t paid for that. There’s another lie.

    Again, we will elaborate on April 25. Her email states. “My contract states that I get paid what insurance pays the reason for this is because the insurance company does not pay for the permit until a receipt is provided to them in which they did pay final check which was $3199. This included gutters, rolloff, and the permit. I am hitting on this again because she admitted that they paid out a last payment, and in that last payment, the gutters were included so therefore if she did the downspouts as she clearly stated in previous email, and in the invoice that she had sent to us which again isn’t true. And this is just to show again inconsistencies and deception $3199 minus 1837.78 (gutters) is $1361.40 which would be the accurate amount because this amount would be downspouts, permit and rolloff. So again, I would like to ask her. Why is she trying to recoup the gutter money?  

    IM PLEASE REQUESTING ALL QUESTIONS TO BE ANSWERED BY SHEILA DBA She be roofing.

    And last thing I will be including attachments, stating rules and law of filing mechanics liens in Colorado Also, our home was already sold so if Sheila is wanting money more than she is actually owed this will have to go to court. Because I am willing to settle even with all of the illegal in fraudulent circumstances just to make it be done.But as you can see in all of her emails she is being unreasonable and having issues with greed and pride.

    As far as defamation of character of her and her business, I have to inform her  this is America and I did do business with her, and I am only exercising my rights of sharing my experiences with her. (And it was only a month ago when I first left a review. Otherwise I’ve been in Florida and I’ve spoken to no one of Sheila because Sheila is really nobody to talk about, AND IS A WEAK EXCUSE AND JUSTIFICATION FOR HEY ACTIONS!!!
    So as far as the Better Business Bureau complaint, people I talk too recently since I found out the lien was on my home or reviews that I leave online they’re all legit and there’s nothing any court or judge would say and do about it I made sure that I consulted with the lawyer in regards to everything that I have posted. I have held back from posting my experience with let’s talk Wellington  facebook page. At this point I would even sign a nondisclosure and remove all complaints and reviews and not speak of this again if she would do right and just settle for what she is owed or a more reasonable amount. Then she can go her way I can go mine. Otherwise I’ll just have to exercise the rights that I have.
