    Exterior door trim has gaps due to improperly installation or poor construction allowing water to infiltrate underneath the trim and siding and causing premature rot.

    Repair or replace trim, seal gaps and apply primer paint.

    Good afternoon, I have included the architect which was hired by the owner who made the complaint. The main issue the customer is complaining about is exterior brick mold trim that comes attached already to the prehung door that was installed. I will send pictures of the door that was purchased prior to installation and a picture of it installed. When project is complete it should be painted along with the door. That should be done at end of project after all building has been completed in the interior of the area to avoid chipping paint. 

    The customer *** hired me to build an extensive addition to his home which included turning his garage into a larger garage with a mud room and a bonus room above the garage. I was not involved in any design work. The architect Jenni worked with the customer for over a year designing the space and the customer had the blue prints for over a year to review. 

    *** reached out to me to price out the job based on the blueprints provided. My responsibility as a builder is to price the job based on the customer approved blue prints provided to me. Customer had the property surveyed and was aware that a 10’ setback was required by town from edge of new addition. 

    The site was excavated and foundation installed. After foundation was installed customer stated that he would never be able to fit 2 cars in the garage comfortably. I have a text that I will include in this email that states the blueprint is correct however the garage should of been designed larger of which that would never of fit on the property due to the 10’ setback requirement.  The architect and customer both spoke about this during the design phase of which again I was not apart of as I did not know this customer until after he hired me to build addition based on the approved blueprint he provided me. The customer then refused to pay me for the garage foundation and made me demo the foundation at my cost. He then asked me to build a carport in its place of which I did and he paid me in full for that. 

    The comments he makes regarding electrical, hvac and insulation is a complete lie and I have text messages that I will include as evidence. I had my electrician and hvac subcontractors scheduled to finish the now much smaller project of mud room. He asked for their info and license to verify them and then decided to use his own people. At that point I told him I completed the outside and from my perspective the job is complete as he is hiring his own subs and I will not manage subs hired from homeowners as I don’t have relationship with them and it’s just not done that way. So for the customer to say he had to schedule inspections for electrical , hvac and insulation that’s correct. It’s his sub contractors he hired and he is responsible for that. It’s also a lie that I only showed up for payment as I have many emails and texts stating dates and appointments we had together during the construction of mudroom and carport. 

    The door in question needs to only be caulked and painted as it’s wood. If he didn’t do that at end of project he took over that’s on him. 

    Customer is delusional and has a major problem with power as he feels he can control and screw everyone. 

    I have been paid in full for the work I performed with exception of the original car foundation and demo. He kept me hostage on that part as he stated he would not pay me anything if that was not deducted from my invoice. 

    I will take him to small claims court for that as it was a significant amount of money. I know I can only retrieve $5,000 but at least it’s something. Please feel free to email the architect who is cc on this email. Please see attached the texts and pics. I will send you a separate email with the outside of the home that I completed and was again paid in full
