    Serious negligence by the property manager. Toxic black mold was found in unit and they are refusing to address the situation.

    On 08/30 resident reported a leak in the ceiling of their home and the emergency team responded.  The maintenance team cut a hole in the ceiling to allow for drying and installed dehumidifiers and drying fans.  On 09/01/2023 a second leak was reported and the team immediately repaired the leak.  The team explained to the resident that it would take a day or two to dry then a vendor would return in order to complete the drywall repairs.  When the vendor came to make the repairs, resident refused and stated that there was concern that there was mold in the wall.  The onsite team contacted a restoration company to complete an inspection and after physical inspection and testing, it was determined that the area was completely dry. The report stated that moisture is a key indicator of microbial growth and need to survive.  There was no excess moisture found in the unit.  The resident still would not allow access to complete the repairs.  Resident contacted the ******** ****** ********** and schedule an inspection of the unit.  The Health Department inspected the unit on 09/27 and during the inspection determined that there were "no visible signs of mold growth or moisture related issues" "No definitive evidence of mold growth was found" per the report provided. We are currently working with the resident in ordet to complete the repairs in the unit.

    I am rejecting this response. See mold report in link here: ********************************************************************************** The report was conducted in a certified lab by an EPA mold testing professional. The moister test conducted by the landlord was done over 2 weeks after the leak was fixed. So obviously the drywall was dry by then. Mold is visible clearly. The ******** ****** ********** says they don't know how to run a mold test and untrained on this issue, therefore they cannot comment.

     

    This property is neglectful of residence as there is confirmed toxic black mold growing in our apartment that causes health concerns.
