I live in a condo complex managed by Aspect Property Management. The ceiling in front of my unit entrance collapsed due to a leak in the building's roof back in Aug 2023. At the time, I contacted our Property Manager and his partner, Brandon and Bruno multiple times, however, they did not make any timely repairs to stop the leak, which resulted in the ceiling collapsing. Last year, the Property Management Company/HOA took out a 100k loan for roof repairs, including $14.5k allocated for repairs to units my unit and the one next door. However, to this day, ~2 years since it happened, the ceiling in my unit is still not repaired (there is a large open hole), and water is still leaking every time it rains. Additionally, multiple wet spots appeared in my bedroom, including a large one which bulged out and broke the paint coating. I raised this to the management company multiple times since then, but haven't received any response at all. I am very concerned that without any action, during the next rain, the wet spots in the bedroom will expand and turn into active leaks, collapse the bedroom ceiling as well, and create additional, preventable damage to my unit and the building structure, because of gross negligence of the Management company. Additionally, the Management Company awarded large portions of the repair work, from the 100k loan, to another home improvement company, ******* **** ************ ***, also owned by one of the owners in the mgmt. company, and there were no other competing bids requested. This is a conflict of interest, and the property manager tried to hide it on multiple occasions by saying he is just an employee and not an Owner of the Management Company. Additionally, Aspect Property Management's Community Association Manager License (*** ******** expired since 2020. Hello. Our family owns a property at ** ********* ******* and our Property Management company (Aspect Property) is completely non-responsive. I have a damaged window that leaks everytime it rains. The balconies are practically falling apart. The whole complex is covered in garbage everywhere. We have issues with pest, neighbors do not remove their garbage bags outside, gate doesnt close, and will not provide me with a list of board members, or make a meeting for owners to meet and discuss all the multiple issues we're having, but they continue to collect common charges. There are currently two pending issues with Aspect Property Managers...one is that a couple of months ago, a portion of the yard where it meets my patio was dug up to expose the drain pipe. It was broken, the pieces of the pipe left on the ground, the very large pile of debris that was clogging the pipe was left on the ground, and a large hole was left there too. There are people/children/dogs who walk this property and it is dangerous, not to mention unsightly. I have brought this to Aspect's attention a couple of times...they said they would 'take a look', but nothing has been done. Several months ago, my home was broken into by the Fire Department because of a leak...it seems that the main pipe for the community spigot is run through my walls and is never shut off (I inquired about this when I first moved in because of a concern for freezing pipes). The pipe burst during the cold winter while I was not at home. I was unable to return to my home for about a week and the front door had to subsequently be replaced. I was told it would be repainted once the weather got warmer. It has still not been painted, and I have inquired about it several times. Mr. Brandon M***** keeps saying he will look into it. It is unsightly. Last year, while working remotely from home, a man climbed up a ladder onto my deck outside sliding glass doors in my bedroom, from which I was sitting about 18" away at my desk. There was no alert provided from Aspect that these maintenance men would be working there that day. This year, there have been at least two other times where work was done with ladders/cleaning gutters/etc with absolutely no alerts. We have finally found the paint color for the door. The board President had it. The pipe has been repaired and we will get the door done asap. As far as guys on ladders go, we try to notify everyone, but there are times that we have to just send them up without the luxury of advanced notice.

I am rejecting this response because:The Board president clearly stated that there was NOT enough paint in the can to do my door and that new paint would have to be purchased...this was almost 2 weeks ago. I have been in touch several times since with Mr. M*****, the Board president and the maintenance manager asking to please move forward and let me know when the paint was purchased and when my door could be painted. I have not heard ANYTHING back yet.

I am rejecting this response because:Mr. M***** sent me an email this morning telling me to hire a contractor to do the work and submit a bill...so it seems he is again avoiding doing the work.
I expressed my concern that I should lay out money and risk not being reimbursed, especially considering all of the delays and lack of replies to my many requests to have this done.
When I expressed my concerns to him and asked that I would be guaranteed to receive reimbursement quickly, all he said was "just trying to help"

It seems as if every time at the beginning of the month, the boiler "breaks" and there isn't any hot water for days. Seriously every 30 days the boiler isn't working. Whenever I call Aspect Property Management, I am always told that someone else already called and that they are working on it but no one comes to work on it. Last month I did not have hot water for 5 literal days. I had to go to family in ** to go take a shower. This month is going on the past 3 days and the plumber supposedly only comes on Saturdays. I understand it is the "summer" so hot water isn't a big deal to some people but I work at night and the temperature has been dropping. I am not trying to get ill in any sort of way. I am solely making this complaint because someone has to step in and make this management company do the work that they are suppose to do. Side Note: This happens in the winter as well, along with no heat.Business Response

In response to the complaint from whoever we manage the building
That is owned by 64 different owners as it is a condo complex
There are several liens on the bldg to date they are in the hole for over 200 thousand half the bldg doesn’t pay their common charges and maintenance on original boilers and heating systems cannot be updated
The company that delivers and repairs any ongoing issues are owed over 70.000 and by company is owed over 25000,00 hard to upkeep abldg that owners don’t care about
Bottom line to them is there rent close
