    I bought a new construction home from Northfield Dev for approx $ 1 MM.Less than 2 years after taking ownership, we had an inspection that discovered rotting trim on our house due to improper installation of exterior wood and use of inferior quality wood rather than what was specified to be used. We reported to the warranty company and the construction company. nearly 2 months later after making a lot of excuses and not taking any responsibility, Northfield Dev  has not taken any action in spite of staying that they need " work the process" with the subcontractors and warranty company. I am now assuming they are just letting this go an not help with cost of repair (which is estimated to be $50,000) In the time they said "there was a process" to get to the bottom off this community wide issue, it would've at least been great to know what they were doing to take some responsibility for this absolutely egregious and costly issue. Rotted wood was removed and collected as proof of the improper product and usage. Me and other house owners from our community are requesting North field dev to take responsibility of this costly issue by reimbursing us of the cost to resolve.

    After only 2 years in our brand new home we have approx $20K in rotting wood on the exterior of our house. After getting estimates and pros to look at the wood trim, it was agreed that the wood was likely an interior wood, or was unprotected wood inappropriately applied to 4 of 4 houses in our new community. The builder has been notified on numerous occasions with pictures, and they stated theyd talk to subcontractor, and would also come out to the property to evaluate the issuesthey did neither and are now are apparently just ignoring communication. Weve asked them to rectify this issue on all of the houses, but believe theyve blowing this off now. Wed like to ensure they are held accountable and react to the community wide complaint; esp since it shows a lack of professionalism, lack of accountability and lack of building ethics.     Northfield Construction and Development was the builder for my home at ******************* ***** where I currently reside. We purchased the house from them upon its completion in April of 2020. Recently it was discovered that exterior trim around windows of our house has been rotting away due to A) improper material usage and B) improper sealant. Specifically, the trim did not appear to use pressure treated wood and was not properly painted/sealed causing widespread and severe rot of the trim material. This has affected no less than 11 trim areas and threatens underlying material for the house with rot. A recent estimate from a third party contractor estimates that it will cost approximately $4,250 to replace just the obviously rotting areas. Corroborated by the third party contractor, we would expect to ultimately need to replace all exterior trim as the same material would be subject to rotting over time. Full replacement was estimated to cost $18,550. Northfield was also responsible for building 3 other houses on my street around the same time. Each house is facing similar issues indicating that the issue is systemic and not one-off. My neighbors and I have contacted Northfield Development as early as September 16th, 2022 and have received no concrete steps/commitments from Northfield to rectify the issue. Instead, the president/owner, ************************** has replied intermittently via email that he is looking into the issue but no concrete steps have been taken. He has expressed that he was reaching out to the subcontractor but, again, no further steps have been taken after nearly 2 months. My neighbors and I are obviously upset as we have invested in homes that used defective products and the builders are not taking any ownership of the issue or the resolution of the issue. I may be forced to act without waiting on Northfield in order to mitigate further damage of my home but would expected Northfield to contribute towards remediation.
