    I had high hopes when Gordon James took over managing our condo property (which has 134 units) in Washington, DC on February 1, especially since our previous management company wasn’t great. Unfortunately, it’s been over a month, and we still don’t have the on-site manager we were promised—without any updates or communication about it.
    Recently, a fire alarm went off in the middle of the night, and no one from Gordon James answered their emergency call line to assist us or the fire department. To make matters worse, multiple residents were locked out of the building during the alarm, and board members had to access master building keys to let them back in—which seems like a huge liability.
    Our digital package notification system also stopped working suddenly, and instead of a proactive update, we’ve heard nothing about when it will be restored or what we should do in the meantime. Meanwhile, the only thing Gordon James did set up properly was the online portal—for collecting HOA fees. There’s no way to submit service tickets or noise complaints, so we’re left calling phone numbers and hoping for a response.
    To make matters worse, Gordon James failed to process payroll for our front desk staff for two entire payroll periods—yet they continue to ask them to show up to work. These are the people who keep our building running day to day, and the lack of urgency in fixing such a critical issue is unacceptable.
    On top of that, when I needed a repair, their vendor offered me a key I never had before. I thanked them, only to later receive an email from Gordon James saying I’d be billed for it—but they didn’t even know how much! A management rep was there the whole time and said nothing. It’s shocking that they’d send a vendor into someone’s home without making it clear that a charge would apply.
    Comms have been nonexistent. Services we previously had are disappearing w/o explanation. I don’t understand how this company has any positive reviews—unless they’re paid for.

    Where to begin with this god awful company. Zero stars needs to be an option. Gordan James Realty does not care about you the owner or you the tenant. They are unresponsive to tenants needs. They are unresponsive to owners requests. I question what they really do other than take your money. I lost 2 tenants due to Gordan James Realty's unresponsiveness. My property suffered major damage under their care and they didn't even contact me. I had to learn from a neighbor that there was an issue after the tenant mentioned to them in a conversation. No one from Gordan James Realty contacted me. The tenants had emails and call logs of them contacting Gordan James. They had pictures of the damage. I visited the property and saw the damage. Yet Gordan James called them and myself liars and denied that my property had any issues. This company SUCKS!! Do not hire!!
