      Good morning,I tried to send a response back regarding my complaint with Bio-One. When I attempted to submit the response the system locked up and I lost everything I typed. I am writing an email with hopes you can obtain my response in this manner.On 2/25/2025 I purchased a home at *** ******* ***** ***** **** ******** 19970. When purchasing the home I was told a female had passed away naturally in the home which I had no problems with as well as being told the lady was a hoarder. I had no issues with this as I was told the property was decontaminated by a biohazard company out of Delaware Bio-One and the house was safe to be in.After purchasing the house I observed mounds of trash everywhere in the house. I began by renting 30 yard dumpsters to dispose of the contents in the home. While cleaning out the house and eventually getting to the carpets I started to have breathing problems as well as developed a rash on my body. Several days later I returned with masks and a Tyvek suit to inspect the property closer. I noticed that in the master bedroom fan and walls had spots darkish orange which appeared to be fluid or a chemical. I also observed stains on the subfloor of two bedrooms which after looking at photos online I believed to be bodily fluid or decomposition see attached photos.  I contacted another biohazard company in Delaware named Biosphere who came out to the property. Biosphere conducted an inspection and advised the house was in fact a biohazard and needed to be fogged and decontaminated and cleaned. I advised Biosphere that the property was fogged and decontaminated by Bio-One according to there invoice to the seller for a subject who passed away. Biosphere looked at me dumbfounded and explained that they likely too the bed out of the room but the carpet in the master bedroom had bodily fluids all over it that likely soaked into the subfloor. They continued to tell me the entire house needed to be ozone treated and fogging and walls decontaminated. I told Biosphere that apparently 55 boxes of biohazard waste was removed from the home according to the seller and they again looked at me like a liar and I was told that is unlikely. They explained that all of the boxes need to be disposed of properly and that the state should have a record of where the boxes were transported to and how many were received.I then reached out to the seller who provided an invoice of the job done by Bio-One see attached. The seller advised he also made a complaint with the company through the state of Delaware and was going to get an attorney because of other issues with Bio-One.Ultimately, I would like Bio-One to pay for all the cleaning and decontamination I had to get done they indicated they did on their invoice. This is obviously not my wheelhouse when it comes to a biohazard cleanup but $27K seems pretty crazy for the mess that was left. I spoke to neighbors and they told me when Bio-One showed up they were at the house for approximately 2-3 hours and left. They also told me the lady at the house who passed was bed ridden which likely explains all the bodily fluid all over the carpet and subfloors. Thank you for the help regarding my dispute with Bio-One.

      In my prior response, I asked that you reach out to me and I don't believe that you have done so.  I can be reached directly at ************************ ** ************.  When we speak, I would like to understand what our former client, J*** ******** has shared with you about the work that we were hired to do and what was done.  I have a feeling that he misled you on what services he requested that we do. The short version is that we submitted a proposal to Mr. ******** to remediate the home from the hoard and a major rodent infestation, but he declined the contract.

      We are in the process of filing suit against Mr. *********  Based on what you have shared, I have a feeling that you may have a case against him as well.

      I was contacted by bio one Saturday November 9, 2024 offering their services to clean up my late sisters home the next day November 10 at *** ******* ** ** *** *****. They asked me to sign a document that would allow them to enter property evaluate and let us know if it would cost more than the $5-7 thousand for a normal property. I am now being charged $28,000 without ever being given any estimate of a substantial increase from the $5,000 we were told to expect. I had explained that it wasn’t my house but was acting as next of kin basis for my sisters estate. I was officially appointed executor December 18th 2024 upon appointment with Wills and Probate court Georgetown De. All expenses associated with the estate is to be paid via estate account. I have depleted the minimal cash available in the account which I have been making **** **** aware of that situation from our first conversation with his foreman *** and he on November 9 and 10, and again when we met in person December 18, 2024. I didn’t receive the invoice from **** **** if bio one until mid January 16, 2025 after **** became enraged at me when I wouldn’t sell him my sisters home to satisfy his invoice. He began threatening to tack on interest and late fees from November. I had many questions and complaints I wanted to address with him but he refused to discuss instead deferring to his attorney claiming legal issues. The only document I initialed was giving permission to enter the home. It had a zero in amount ,so I never imagined I would be charged anything until I received an estimate with scope of work etc. when they arrived to the property on 11/10/24. This is unfair and deceptive business practice. I was not given any opportunity to say yes or no to a $28,000 bill to partially remove items from one room. The rest of the property is still a bio hazard due to vermin infestation. **** **** had said he wasn’t expecting any payment from me and was going to tear up the $1,000 check and would wait until I se

      Hello.  Thank you for reaching out to us and letting us know of Mr. ********'s complaint.  If you have had a chance to review the documentation that Mr. ******** has submitted, you'll see that his story is inconsistent.  For example, he said that he only spoke with our GM, *** *******, before he contracted us to do the work.  That is not accurate as I (**** **** - Owner) spoke with Mr. ******** at length the same evening that he spoke with ***.  Mr. ******** also claims that he was told an amount of $4-5,000.  In other correspondence wither me, he has said that he was told other amounts. Again, that is not accurate.  When I spoke with Mr. ********, I told him that the average for these types of jobs is in the $5-7,000 range.  However, the range on this is very wide.  We have had projects that cost $2,500 or less, and we have had projects that are well in excess of $50,000.  It depends on a number of variables that we cannot know before we see the home.  Even once we do see the home, we cannot give an accurate estimate because we do not know what we can't see.  You can see in the emails that Mr. ******** submitted that this has already been explained to him in detail.  If Mr. ******** asked this question the night that we first spoke, I said exactly the same thing (I will admit that I do not remember if he asked this during our first conversation many months ago).  Mr. ******** also claims that there was no contract and that his signature on that contract has been forged.  Again, this is not the case.  The contract was presented to Mr. ******** the night that I first spoke to him.  He initialed the contract and is now stating that he did not.

      Mr. ******** included a handful of pictures in his complaint.  However, none of these pictures are related to the project that we were hired to do.  We were hired for biohazard remediation due to the undiscovered death of his sister.  After we completed the project, we offered to help Mr. ******** with the remaining issues in the home that relate to the hoard.  His response was to try to force us to do that work for free (please see the emails that Mr. ******** attached to support this).  Relating to the pictures, I can share them, but only with Mr. ********'s permission.  If he grants that, I will warn you that they are extremely gruesome.  At Mr. ********'s request, 159 pictures were shared with him.  I do not know why he shared pictures with you that were not related to the project that we were hired to complete for him, or why he did not share any of the pictures that show the work that was contracted and completed as requested.

      Much of the remainder of what Mr. ******** shared with you is either incomplete or completely false.  I'll respect your time and not provide an item-by-item list of those things.

      What is happening here is nothing more than a client who does not want to pay an invoice.  Mr. ******** has threatened my small business and has attempted to blackmail us into dropping the invoice to an amount of his choosing, as well as to provide additional work for free.  He has shared that the estate has no assets, but the evidence that he submitted makes clear that there are offers on the table for the home.  Mr. ******** simply wishes to keep those assets for himself.

      Mr. ******** indicated that we have threatened to pass this off to our attorney.  I'll share that this has already been passed to our attorney when we found out that Mr. ******** had reached out to the Delaware Department of Justice.  Given these actions by Mr. ********, we have no choice but to pursue legally.
