    We entered into three contracts with ******* ******, One Call Contracting, LLC to completely gut and rehab three properties that are all old connected row houses in Wilmington DE. The contracts started in September and October of 2023. The addresses of the houses are 1**** ***** *** **** * **** ******* *********** DE 19801. ******* started the projects and everything was going fine. He completed most of the outside painting, landscaping, fence, etc. and then did a large amount of demo in the house. Then, in December of 2023, he started complaining that permitting was taking a long time. We talked with the City about this and they were out there the same day to approve all permits. Then, in January, he called as he said there had been multiple break ins and told us some of his guys tools were stolen (I’m guessing he didn’t secure the property correctly after work one night, it’s in a rough neighborhood). Then, on Feb 28th, he called ****** and I and asked what it would cost to get out of the contract. ****** said back of the napkin numbers would be around $165K with holding costs, damages, etc, but we could talk about and negotiate the total cost. He told us he would begin sending us back the money, and sent us $29K back on 3/5/2024. He kept telling us he’d pay us back until 3/15, then went radio silent until 3/28 when he sent that text that he nothing more to say to us and to have our lawyer contact him. I have an email from ******* stating "I will set up a wire for $29,000 for 3/4/2024. I anticipate sending a substantial amount more." After this message, ******* refused to coorespond with us and told us he has no intention of working through the issue man to man. We're seeking help to get ******* to come to the table to make things right, because the houses are gutted and worth less than when he began the projects. This theft from ******* is causing turmoil for our business, Joro Holdings, LLC.

    Better Business Bureau: I have reviewed the response made by the business in reference to my complaint and have determined that this does not resolve my  issue.  For your reference, details of the offer I reviewed appear below. I do not agree with *******'s assessment. He signed three contracts to complete the rehab of three separate properties, took our money, gutted the inside of the houses, stopped communicating and abandoned the job site. He did not communicate with us after stating he was working on gathering the money to send back. He fraudulently misrepresented how far he was in the projects and stole our money. I do not accept his response and will continue pursuing this issue until a reasonable resolution is met.  Regards, Complaint ID: 21817876

    I do not believe there is a resolution to be reached in this matter. As I have previously communicated to Mr. ******* and his attorney, if he believes there is a legitimate claim, I recommend pursuing any necessary legal action. Furthermore, I have requested that all future communication be directed to me solely through his attorney, and I will no longer respond to any direct communications from Mr. ********
