      During my nearly three years at this property, I've faced numerous challenges. When I first moved into apartment L1, I quickly found it needed thorough cleaning. To make matters worse, I discovered significant infestations of drain flies and black flies, along with a water-damaged ceiling that caused moisture accumulation and mold issues.

      Eventually, management relocated my family to the O building, but this decision only led to more problems. Although there were no immediate concerns, the situation deteriorated further when Olive Tree Management took over. They imposed an additional monthly fee of $1,750, plus utility fees totaling $2,000 for a two-bedroom apartment on the third floor, which lacked basic amenities. This only added to my dissatisfaction, underscoring the need for better living conditions.

      Throughout my time here, I’ve dealt with sporadic insect sightings, but we now face a serious roach infestation. This situation has severely impacted our daily life and made it exceedingly difficult to get timely responses from the management regarding extermination efforts. When treatments are scheduled, they use chemical agents that are hazardous to my two-year-old child and pet.

      Additionally, Olive Tree Management rarely provides adequate notice for necessary treatments, often giving only a day's warning. If residents aren't prepared, they face a $75 fine, which assumes tenants can magically get everything ready in no time. I took a day off work for a clean-out, only to have the exterminator fail to show up without any rescheduling notice. This failure to communicate added to my frustration.

      When I contacted the Olive Tree Management office to discuss the no-show and inquire about compensation for my missed workday, I encountered rude, unprofessional behavior from the receptionist, who abruptly ended the call. I made additional attempts to reach out, but I want to clarify that I do not require further treatment, as it has already been addressed.

      I was given a tour of unit R5 at Hillside Pointe on Monday, 8/19. Joann was the agent who showed me around. She was generally pleasant, and I enjoyed the walkthrough until she disclosed that they try to keep the back door locked so that unauthorized people can’t get in. The implication was that people have gotten in. She then confirmed that implication when she disclosed that someone pulled a knife on her when she responded to a call about an intruder saying “oh, you brought a knife to a gun fight”, insinuating that she carries a weapon.

      After hearing this information, I took the night to consider and decided that I would not be leasing the unit. In informing her, she told me I would not be able to get the $500 holding fee refunded because a unit (albeit an unsafe unit), was available. I explained my reasoning and she said “I said we keep it locked so people can’t get in”. I’m completely uncomfortable because she literally gave me an example of someone being able to access the inside of the building. I was looking forward to moving because the complex is convenient for me, but I do not want to live somewhere that is unsafe.

      The leasing staff try to appear professional, but the customer service is lacking. I deserve to be refunded especially since the property seems unsafe based on the admission of an intruder by their leasing agent. So disappointing. I’d give zero stars if able.

      Terrible townhomes and office staff. Rat infested, roach infested, knat infested. Always something breaking and some of the most terrible people to deal with in the leasing office/maintenance department. The maintenance men have no knowledge of what they’re doing and the supervisor is worse. The leasing office takes application fees and never get back to you and when you call them back they pretend to not know what you’re talking about. Leasing office staff is rude, lazy and incompetent as well. No one knows what’s going on and they all sit around the office gossiping and eating and act as if you’re bothering them if you come to pay rent, put in maintenance request, etc. Takes weeks to months (in some cases) for them to fix a maintenance issue then when they finally attempt to fix it, it’s either a half completed job or the issue is not fixed. Property manager is never in the office and when she is, she’s just as bad as her staff. Being disrespectful, eating in front of customers, not even attempting to fix any issues. This place should be shut down because if the rats, roaches and insects don’t eat the place up, all the water damage and constant breakage throughout the townhomes will definitely run it down. I wouldn’t even move a dog in these townhomes.
