    an effort to buy more time, knowing the house was not ready.Following my walkthrough, I researched Mattamys reputation in Florida and was disturbed to discover numerous lawsuits and customer complaints regarding unresolved construction issues and poor post-closing service. Many buyers reported waiting months or years for punch-list items to be addressed, with some ultimately paying for repairs themselves.This research, combined with my personal experience, led me to conclude that I cannot move forward with this purchase in good faith. As I mentioned in my text to you on Friday evening, I have no intention of closing under these circumstances. I simply cannot afford the financial risk of ongoing structural issues and potential maintenance obligations especially with retirement approaching in four ******** my lifetime, I have purchased six homes, and this has been, by far, the most disappointing experience. I am particularly concerned for future buyers in ********, ******, where Mattamy is building over ***** homes.I also understand that Mattamy requires buyers to sign a non-disclosure agreement at settlement. Given the nature of my experience, I do not feel comfortable agreeing to any restriction that would prevent me from speaking honestly about what Ive been through.I respectfully request a Release and Cancellation of Contract and propose that Mattamy retain 50% of my $45,000 deposit as compensation for the lost sale. I hope Mattamy will consider this a reasonable and fair resolution, given the significant shortcomings throughout this transaction.Sincerely,****** ******
