I am rejecting this response because: the service I received from SEC Inspections and *** himself were not done adequately. When receiving my inspection on my home, I had full trust in *** and SEC Inspections that I would be left with no doubt about my property once the necessary fixes were suggested and finished. This is not about being unsatisfied with the fixes that weren't done after the 4PT was passed - this is about a MAJOR MISS that would have failed the inspection and would have forced the homeowner to fix prior to passing. We can continue to talk about he said/she said in regards to conversations between myself and ***. What I do know is that the amount of unprofessionalism I was met with after addressing my dissatisfaction with this miss was unacceptable. Of course my response to his unprofessionalism was underwhelming - I felt that what I paid for wasn't done properly and so I am DISSATISFIED. I no longer wanted to speak to *** as every time I did the conversation was unpleasant. After attempting to reach the owners of SEC Inspections multiple times after being promised a return call I ultimately decided it was necessary to file a complaint.

I have attached a write up from my contractor to have the necessary fixes done. I am requesting $250 to fix the issues that were missed during the inspection.

      Sincerely,

      ******** *** *********

a major fail in the inspection. I requested a refund ($620) of my inspection due to the major miss to which *** denied. I was never spoken to in such an unprofessional manner and could not believe his unwillingness to make the matter right. I have now contacted SEC Inspection Services on five separate occasions to speak to someone about my horrible experience with this and have yet to receive a call from the owners after I was assured by the receptionists that I would receive. I do NOT recommend *** or SEC Inspection Services and will be reporting to the Better Business Bureau.

      Date: 11/27/2024

On Aug 7th, 2024 we performed a full home inspection, 4 point and wind mitigation inspections inspections as well as a wdo/termite inspection for the total of $620 for ******** *** *********.  On Aug 13th we updated the 4 point inspection report after repairs were made to have deficiencies removed from the 4 point so the home buyer ******** *** ********* could obtain homeowner's insurance.  We didn't re-inspect this work.  After this She called us and said she hired an electrician that found a missing cover plate on the ceiling of the garage.  Our inspector *** **** never denied the minor issue pointed out 47 days after the inspection on Sept 23rd and took full responsibility for the cover plate missing as well as the location of the outlet. This is not considered a Major hazard.  It is not in a place anyone would normally touch it.    After 5 phone calls and *** speaking to her partner for over 31 min and you for 5 min on Sept 23rd, as well as multiple emails to your agent, *** offered to pay for the correction immediately to try and resolve the issue. The cost of a cover plate is about $2.  Her partner threatened *** and told him he was a cop and he would take actions if we don't refund the full $620 instead of allowing *** to fix the $2 cover plate.
As for the home inspection, the full home inspection report was full of details that informed you on the home's condition prior to you buying it. For example Electrical 4pt failures - $1,140.00 repaired - Electrical panel failed inspection and required a licensed electrician to inspect and correct pg. 15. Exposed splice in attic space pg. 16. Several outlets improperly wired/not grounded/loose in the wall pg. *****. Missing GFCI's pg 18 - 20.
Plumbing 4pt failures - $190 repaired - Hall bathroom tub leaking into wall (not visible) but I still found it.
Other deficiencies noted in the report - gutters clogged/improper slope, exteriors damaged/difficult to operate, windows damaged, cast iron sewage lines, toilet tank loose at master bath, dishwasher drain line, interior entry doors missing doorstops, old water heater, HVAC ductwork damaged in attic space and missing from sun room, vegetation, soffit panels and driveway and fireplace issues.

The home did fail insurance inspection and licensed contractors (not chosen/hired by me) were brought in to correct the issues for insurance purposes. *** did his very best to resolve the issue fairly and to inform you on the condition of your potential home which is why she hired us.
It is our opinion that a thorough inspection with 4 reports where completed.  The 4 point inspection we completed and updated for no fee allowed her to get homeowners insurance and get a discount with the wind mitigation inspection.   The full report and wdo report were to help her have information about the home to make an informed decision.   The full report was not able to be attached to this due to the file size.  I am happy to add that after making the file swize smaller.  Asking for a full refund of $620 because a $2 cover plate is missing on the ceiling of the garage that is only used to power the garage door opener is not being reasonable.
