      The title company was responsible for managing the escrow funds in a fair and impartial manner as part of a real estate transaction that ultimately did not proceed. As a neutral third party, the title companys duty was to hold the escrow funds securely and release them according to the agreed-upon terms and legal requirements, without bias or undue influence.On September 3, 2024, my agent sent the signed release to the title company, authorizing the return of our portion of the escrow. However, the title company delayed sending our portion of the deposit for almost 60 days, despite having the necessary authorization. During this period, the representative I was in contact with refused to discuss the matter over the phone and insisted that the issue would have to go to court. She claimed she would only release the escrow funds with a court order. However, she ultimately released the funds not because of a court order but only after receiving instructions from the sellers agent.Additionally, she inaccurately claimed she never received the signed release on the initial date, only acknowledging it when resent by the sellers agent, despite email proof showing it was sent initially on September 3, 2024. This inconsistent behavior shows a lack of neutrality and reliability in the handling of our funds.I made multiple attempts to communicate with the title company to reach a resolution. I initially proposed a compromise, and when it wasnt accepted, I withdrew that offer and requested the full return of my escrow funds. The title company has been uncooperative, releasing the funds only after pressure from the sellers side and with conflicting statements about the release process.The title companys handling of this matter has been unprofessional, biased, and in violation of its duty as a neutral third party. Their actions have caused undue financial and personal strain, and I believe they failed to uphold the responsibilities expected of a title company.
