    Again, we did have licensed professionals come look at the issues that **** said were marginal and needed professional attention before putting a bid in on the house. **** did not say the roof was marginal nor did he recommend a licensed professional come look at it.

    ****'s website does say that his inspections are guaranteed. When I first talked to him via phone about the roof issues on October 19,2022 he told me he had a guarantee and that he would send me information about it. We never received it despite asking numerous times. **** now claims that "My website, www.inspectionsbypete.com, does not and never has stated a guarantee." I have a picture taken today (January 4, 2023) of his website which clearly says, "Our inspections are guaranteed."
    Our complaint is not with our realtor and **** should not keep directing us to her. We have no issues or remorse about buying the house. Our issue is with **** failing to identify such a major and costly problem with the roof that should have been annotated on the inspection report he provided.
    **** stated that 'home inspections are not guaranteed for future issues." We can accept that. But the roof damage was not a 'future issue'. It is obvious that the damage had been there for awhile.
    He still has not sent us any of the 30+ pictures he says he has of our roof that show there is no damage. We have sent him our pictures showing the damage.
    and cuts and creases in the metal edges that this was a long-term problem. He only sent 4 pictures that weren't focused on the areas of the roof where we saw the damage. One of them taken from a distance, did show the significant cuts and creases along the edge. We pointed that out to him and sent him our close-up pictures of that area (which he acknowledged receiving). But we did not receive the pictures he said he has nor did he send us the information about his 'inspection guarantee'. We sent follow-up emails without a response. He finally sent an email laying out all of the issues of the house annotated in his inspection but did not address the roof issue. He then told us that all further communications were to be addressed to our relator or broker of record. Our relator tried unsuccessfully to contact him. We proved with his own picture from the inspection that he's wrong and missed this major problem. And he is refusing to take any responsibility or act in a professional manner.

    On August 24, 2022, I was asked to perform a home inspection for a client of realtor ***************************. A detailed home inspection report was provided for the 37 year old manufactured house. The inspection report documented numerous areas that were in need of repair.

    For example: heaves, damage or deteriorated cracks in the concrete, a tree planted too close to the driveway, tree limbs that have been overhanging on the roof, nonprofessional repairs at several locations of the siding as well as repairs needed at the skirting. The aluminum pan roof (which has an unknown permit status), had multiple exposed fasteners which were in need of resealing. Moisture damage was present at multiple areas of the exposed framing and insulation of the utility room. The water heater and air conditioning system were past their service life. The crawl space insulation was in disrepair. Microbial growth noticed in the water heater location. Compromised window seals in the master and second bedroom. Multiple additional marginal items were also listed in the report.

    Further evaluation by a respective licensed contractor was recommended a total of 13 times for the multitude of issues listed within the report. The evaluations were to be considered prior to the purchase of the 37 year old manufactured house.

    Unfortunately for the realtor ***************************, her buyers are unhappy with their purchase of this mobile home, as it was in disrepair. It puzzles me why they chose not to hire professional and licensed contractors to further evaluate the manufactured house prior to their purchase. The unknown permit status issue for the roof will always cause difficulty in obtaining home owner insurance. I would suggest that they speak to their realtor for verbiage discussed between them.

    In response, I state again that a thorough inspection was performed on this home, as I do for all homes that I am asked to inspect. As previously stated, I recommended for further evaluation by licensed contractors numerous times within the report. A buyer who had purchased multiple homes would know to have these evaluations performed prior to purchase, especially with all of the items that had been notated on this report.

    Home inspections are not guarantees for future issues. A guarantee was never implied, let alone promised. Home inspection are an assessment of the condition for the structure at the time and date of the inspection. My website,www.inspectionsbypete.com, does not and never has stated a guarantee.

    We are NOT unhappy with our purchase and have never said or indicated anything to that affect. ***** is making that up. And our realtor is just as upset with *****'s lack of professionalism as we are.
    ***** still is not addressing the fact that the roof had significant damage and needed to be replaced, not just repaired by caulking s**** heads. The only thing written in the inspection report about the roof is, "Exposed fasteners should be resealed with an appropriate sealant." ***** ****ed it as "M" for marginal, which according to the report means, "Item is not fully functional and required repair or servicing." He did not **** the roof "D" for Defective, meaning, "Item needs immediate repair or replacement. It is unable to perform its intended function." However, we were able to determine quickly when we went up on the roof to clean the gutters that there is significant damage. We brought in three professional roofing contractors who have told us that it cannot be repaired but must be completely replaced. Additionally, in relation to the 'unknown permit status' for the roof - if that is something ***** thinks we should have been aware of and concerned with, then he should have addressed that in his report, which he didn't.
    We fully understand and agree with all the other things written in the report. This is the 6th house we have bought and fully understand that older houses come with needed repairs. We take that into account when making an offer on a house, which is what we did in this case. ***** did suggest a qualified contractor be consulted for four - not 13 as he claims - items: the concrete driveway (concrete damage caused by the tree that needed to be taken down), utility room, water heater and some windows. We did receive quotes from three professional contractors for the tree removal and driveway repair (what we deemed the costliest repairs) and used that information to offer a lower buying price, which was accepted by the seller. ***** did not recommend a qualified contractor be brought in to look at the roof because ***** did not accurately assess and annotate the extent of the damage.
    ***** claims to have about 30 pictures showing that there is no significant damage to our roof. Despite numerous requests, he refuses to send them to us. If he did, we could possibly end this dispute now. We did send him our pictures showing the roof damage when he asked for them.
    His website also says his inspections are guaranteed but refuses to send us information about that. So, he does not have a guarantee on his inspections that he is willing to honor.
    We have attached the home inspection report ***** sent us so you can compare the claims he makes in his response to what he actually wrote in the report he sent us.
