    I am filling a complaint against Dependable Shutters and Glass They installed my impact windows Two occasions I got water inside my house.Last time I got flooded was November 15th 2023.I called the company to report the problem, they came and sealed the windows, two days later I got mold.The company agreed to work on mitigation for the mold.Accept that the windows have problems for two of my Rooms.They ordered and replaced the windows two months after, January 2024.The company refused to pay for the damage done to my walls and floors.The owner has constantly looking for a different sources of leaking water.My insurance company and others inspector had checked my house and found nothing except for the broken windows that were replaced.My sons room has not wall and he has been exposed to sleep in a room with insulation open.The allegations about leaks from other places is not true due to the fact that I havent see any mold, leaks or other problems after the two windows were replaced.I am requesting from this company to pay for the cost of replacing the insulation, walls and waterproofing floor as well as my skirting board.I am also requesting to pay for the labor of this job.The company offer to pay $1800. Not enough money to cover the cost.He also requested to sign a document to release his company from liability of future damages.I refused to sign this document because I dont trust this company.I paid for impact windows and my house is on risk to get flooded.This stressful situation has been affecting my family, my health and the environment.We have been exposed to open insulation that I covered with plastic bags.As a customer that paid off for the windows and floors to a flooring company I need to get my house back to normal.

    Dependable Shutter and Glass Understands how frustrating water intrusion can be especially on an older home and especially when source of water intrusion cannot be determined.

    Upon testing with the window manufacturer, a seal did show a slight drip. We were still very concerned how the amount of water that was shown after heavy rain could have been coming  this location. 

    upon changing of the window in question, as well as an additional window on the same east elevation, the additional window showed standing water puddled on top of the window frame and water saturated ***************** above window that water is coming from above and running down from another source. this source of water was never identified and is the reason why Dependable was asking for a hold harmless in exchange for payment.

    In good faith, Dependable paid for water damage remediation. 

    Dependable also agreed to pay amount requested by client to have her contractor put the room back together In exchange for a signed harmless being that the other water intrusion on the second window coming from above was never determined.

    Being in business, 25 years with a 4.9 rating with ****** and an A+, a Better Business Bureau and A rating with Angies list, its very disheartening to have a client thats not satisfied with our experience.

    I truly wish we could do more, and Im still willing to provide this payment as I originally agreed. 

    The client stopped communication with Dependable.

    I am hopeful to hear from the client so we can resolve as we originally discussed

    I got my insurance company and some other inspections to check for different sources of water leaks. Nothing else comes out except for the broken windows. 
    Dependable Shutters accept to cover part of the spending sending me a check of 1800.00.
