      A lot of false promises, they will come across as very professional and will tell you everything you want to hear prior purchasing. After the closing all the things they promised to take care of will not get done. Were in a home for over a year and dealing with builder on promised items to be fixed is a nightmare. They will come up with all possible excuses why the outstanding things didnt get done. Homes are poor quality and they dont stand behind their work. They have good designs and floor plans, good sales team but their construction supervisors and contractors are far from professional.

As of the date of this response, we are aware of one remaining item regarding a pool feature where expectations of the product differ from what can be provided. We are working with our vendor and customer to find an amicable resolution. We will endeavor to find this solution and complete the work as soon as possible.

      I moved into the Cresswind Palm Beach community 5 months ago and had a completely different experience from those described. From our first visit through the decision making process to purchase to move in was top notch. We met Carol B., sales person at the beginning. There was never any pressure and when looked at the models, she suggested a few of the mid-sized models as the most popular not the largest most expensive. She was responsive to every question/concern and stayed connected thru the build. There was a clean hand off during the close process to the warranty office, where any concern we had was immediately addressed. While everything wasn't perfect, as happens in new build, everything was addressed in a timely manner. Everyone we worked with at Kolter was professional, responsive and helpful. I would highly recommend Kolter! This is a great community with folks that want the collective best for all!

      I noticed the ground in the front of my property began sinking, where the sewer cover was positioned on my from lawn. I immediately brought this up with Cresswind HOA. I provided several pictures of what was evident of a sink hole. I was advised that they will send a landscaper to look at the hole as it appears its a landscaping issue. Cresswind HOA sent a supervisor from (Impact Landscaping) I explained that when we receive small amounts of rain or when the sprinklers would go on that area around the sink hole would flood. The supervisor claims he will report his findings to Cresswind and they will notify the proper channels. I explained that this is a dangerous situation why isnt this area being roped off. I asked he place an orange cone over the sink hole. Thursday July 25th someone from the sewer company arrived and immediately said the area surrounding the sewer cap was caving in and that there was definitely a problem. We were told that on July 26th a crew will arrive from ******** Utilities to rectify the problem. I was informed by the workers that our main sewer line was never hooked up. I immediately drive to Kolters warranty office hoping to get someone to accompany me back to my property. I was told no one was able, as I was told someone will call me back. I did finally receive a call back from ***** stating he was in a meeting and that he would call me back by 3:00-3:30pm. I didnt receive a call back from ***** until 5:40pm. We closed on our home March 12, 2024 and have been using our bathroom not knowing the sewer line was never hooked up, thank goodness, I spotted the issue. Someone needs to be help accountable, from the project manager who should have caught this to the home inspector who missed this and finally ******** plumbing. How was this missed. Im worried that if the sewer line was never hooked up what else did ******** Plumbing fail to hook up.

      We are having a home built by Kolter homes at *********** in *********. This past weekend we had tropical ********************* come through with a minor amount of rain compared to what other areas received. We drove through the community & found the community to be dry except right in front of our house was flooded like a river which effected mine plus 5 other homes around me. The video I took clearly showed the issue. That particular section is the low part of the community. I shared the video with representatives of Kolter which included *************************** who is the sales manager of this area. I received a call from him the next day claiming the drain was blocked to keep from debris getting in. My question back to him was why then was the remainder of the community not flooded. The problem here is the in front of my home is a low area & as we all know water will flow to the lowest point. ****** seemed to be very understanding to our problem. Today when my realtor reached out to him his story changed completely, much like a low life snake. Instead of reimbursing me my money they want to force me into having to live in a home that will no doubt have flood issues in the future, in essence having to live in fear every time it rains.. I worn everyone to beware of Kolter homes they have no problem putting people in a home that has poorly engineered roads that leaves homes with future issues. If they can not even prepare the roads correctly I can only imagine how poorly the homes will be built. They are a soulless company!!!!!!!!!!!!!!!!!!!!!!!

      We have been in touch with ******************** trying to alleviate his concerns in a cordial manner. The drainage and water management are managed through government agencies. Below is part of the letter sent to ******************** to explain the facts from a licensed engineer:
      The home you are under contract to purchase is part of the Cove Royale ************************ (PUD). For us to receive approval of this PUD, several permits related to stormwater drainage were procured by consultants on behalf of Kolter Homes. One of these permits is a South Florida Water Management District Environmental Resource Permit, for this permit to be issued certain criteria must be met to ensure compliance with the rules and regulations of the South Florida Water Management District. The South Florida Water Management District (SFWMD) is a government agency that manages water resources in the southern half of the state, covering 16 counties from ******* to the ************ and serving a population of 9 million residents.  One of the criteria is an analysis of different storm events that are common to the area and these events establish the minimum heights for the building pads,perimeter berm, storm inlets and the crown of the road. A licensed civil engineer prepared these calculations, and they were reviewed by SFWMD as well as Martin County Public Works. All homesites within the community meet the thresholds required and no one homesites is at greater risk compared to another. The development, all homes, including the one being constructed for you adhere to the criteria set forth in the environmental resource permit and are designed to keep all homes within the community from flooding in the event of a 100-year storm. It is also important to point out that the development is not in a flood zone.

      I also had the engineer review the video provided, to see the actual field conditions. Here are the comments: Per the Surface Water Improvement and Management Act certain *************** Practices (BMPs) for stormwater pollution must be followed, a common one being the use of filter fabric over gutter drains while un-stabilized soil is disturbed for construction purposes. This filter fabric is meant to prevent silt and other debris from entering surface waters, it sometimes has the unwanted effect of causing water to drain slower than intended in the roadway, but the home is still at no risk of flooding because the homes are higher than the lake banks. These *************** Practice measurements are only temporary and will be removed at such time that homes within that drainage basin are stabilized.

      Understanding your concern, I hope this helps explain that we are building to standards of government agencies with inspections, and we meet and/or exceed the requirements. Please let me know if you have any further questions. We look forward to continuing your home and welcoming you to the community.

      ******************** lot 62 *********************** Will not honor their contract and 2 month commitment. I built a house in ********. On my two month inspection, I advised them that my floor tiles do not match. I have three green tiles and the floor is supposed to be grey. It's been over two years and the only response I have received, is they tried three times to match this tile and that's it. Nowhere in any of the paperwork, is there a three strike rule. Emailed ************************* (Vice President of Sales and training) along with several others in the company on May 9th, with no response.

      I'm going to see one of your houses at **********, because looks spectacular but what I don't agree with you is the way you deceive clients at the time of purchase, you advertise a house for $331,000 when one goes to see it, They say that you have to add almost $65,000 more so the house is not worth that price, the house is worth more than $396,000, it is incredible that they make the client waste so much time choosing it and then sit down with Uno and say that they do not have a house for $331,000, I'm careful Speaking of which I don't want upgrades, I'm looking for is a house of that price that you are advertising, if you don't have it then why are you promoting it????, its not fair

      We may have homesites with $0 lot premiums upon initial release of a phase, which those are the first to sell. If the purchaser is looking at inventory homes rather than building, the homes will have options that we have added for those buyers looking for immediate occupancy. A purchaser can wait for a release when we have $0 lot premium homesites. Additionally, this is also specifically referenced on our website on every model page to help set the proper expectation to our buyers.       Where do I begin? I moved into my house a year ago and still do not have all issues addressed. However, I will explain the worst two situations to date. 1) I smelled plastic burning when my heat came on. I filed a claim on a Friday morning and was told that the smell is normal. I messaged our warranty manager back to explain that it was the middle of winter and it was not the dust burning off. By Wednesday, I had to contact **************** myself because nothing happened. An installer showed up and ignored me. The warranty manager told me nothing was wrong but I called **************** back to talk to a supervisor. I finally had someone at my house on Saturday to realize that the disconnect had completely burned up and could have burned down my house. It was a process to get it fixed that day and all they did was trim the old wires. I can still see the burnt insulation and Kolter will not fix it. 2) My stair landing had one wrong color board and the window company chipped a stair tread. Kolter replaced the landing and stair tread but did not track the the stain color and restained incorrectly. Therefore, Kolter wanted to try to sand out the old stain from all of the stairs so I picked out a new color. The issue is that the old stain turned the treads and landing red/pink. While Kolter has starting putting new stain on my stairs, it is not covering the red/pink. Additionally, in the middle of this, they painted all of the handrails which was suppose to be sanded and re-stained. Now, Kolter wants me to spend another week allowing them to sand the handrails to try to remove the paint and they do not want to address the incorrect color on the stairs. They want me to accept the red/pink stairs. I know that if they cannot get the paint off then they are going to want me to accept this as well. I have wasted 3 weeks on this already plus the additional time to clean the sawdust from my house where they did not keep the job covered when they sanded previously.

      We moved from StL and had a home built at Cresswinds Charlotte. **** was our sales person. We bought one of the last lots with ***** behind our home. We moved in this past June and all the ***** are be torn down behind our home. We arte SICK! **** assured us these were protected *****. What a sad joke. We are SICK! We should have listened to all the horror stories we were told about this community and went else where to build.

      I would never recommend Kolter builders they lie and make promises they dont keep. They should advise TAKE AS IS. Because once they get your deposit youre out of luck. Kiss it goodbye. I signed a contract 2/4/23 to buy a spec home meaning it was built I didnt pick out anything, nothing custom. Mandatory 10% down was $64,104.00 deposit Although, the 10% required deposit is not written on the contract. A selling point of salesperson *********************** promise an inspection by a third-party they hired 2M company. I also had an inspection. Bottom line they didnt honor items on their companys inspection or my inspectors report. They said items were unactionable. *********************** salesperson showed up on her day off we had a walk through blue tape inspection only to intimidate me with her arms folder and mad expression on her face. When I said I didnt want to close she screamed WELL YOURE NOT GETTING YOUR DEPOSIT BACK !!!!! So basically take it AS IS. Told her too many items to address wouldnt be done for closing to postpone my closing date and she refused said they were all booked. Blue tap walk through was Monday March 6,2023 I sent Kolter a contract cancellation on March 10th. They sent me an email March 14 that they were keeping my $64,100.00 because I did not show up for closing. There was no way I was comfortable to hand over the balance of $576,936.00 being treated like this. *** reached out with multiple email begging and pleading for my deposit back. Spoke to Bill ******** he said NO because of contract meanwhile ***** had told me they let another person out of a contract to sell her house under a year. So this company picks and chooses. They sold the house to someone else I did NOT make them spend any money they outright robbed me. This isnt right nor fair. Do you want to do business with a company like this. I would leave negative star but you have to select one. Im heartbroken I work a king **** for $64k Im a single mom. Worked very hard many years

      This has been a very frustrating experience when it should be exciting. We are aware that the contract states 2 years to build the home if needed, however homes that are on our street are and will be completed before ours and they are on lots that weren't even available to purchase yet when we purchased ours. We were told "we can't compare our home to others" - Why not?! We are currently at 16 months of building and were told that they "might" be done in 2 more months but no guarantees! And then there is the design process, I understand that your selections are final selections, they will not change anything. Having said that when I was presented with a choices of tile I was never told that my tile may change from white with grey flecks to tan in a different light or any change in color for that matter, had I know that it could change to a completely different color I would have taken the white sample they showed me in the design studio (I also have a picture) and tested what it looked like in different lighting. And would have chosen a different tile, as my bathrooms are grey and white and the tan matches nothing. The floor tile and the tile that was laid in the showers did not change colors, they do look a little darker maybe in the natural light, but they did not CHANGE colors completely. And they refuse to do anything about it, stating what I chose was what was installed, no response as to the lack of accurate representation. And this literally took 2 months to get that unacceptable response. Small claims court it seems is in our future.
