  On 7/2/24 contacted Renner Burgess Surveying. about dispute engaged in with neighbor. Spoke with H Burgess and explained RB did a survey on home when purchased in '97. Provided him his job # and date from '97. Explained in a dispute & asked him to assist to settle dispute. Burgess said would come to home & locate markers on property & mark them. Plus Burgess said could purchase 1 inch OD steel pipe, 3-3ft long & he would install along the property line. And Burgess said he would prepare updated survey, recertified in 2024 & provide to me. I asked cost for doing it, informed me $250.00. I asked Burgess to do the job & would pay him $250.00 On 7/9/24, Burgess arrived, located the markers with flags and/or fluorescent paint. After that, I mentioned the steel pipe and installing it. He said he wouldnt do it as pipe was already there. Burgess never stated on 7/2/24, if he found the markers, he would not install the steel pipe. I gave him a check for the $250.00 and he left after 15 minutes. About 2 wks later, received three copies of a survey. The survey provided specified my home as a 1 story residence. This is not what my home is. The '97 survey stated 1.5 story though the home is 2 story as denoted on the county assessor website. I called Burgess on 7/23/24 and left msg. He called me same day and he was elusive giving me excuses why it said 1 story rather than admitting a mistake. Burgess asked me if I had a stairway in home going to the second floor. I thought this was telling as a way to divert the issue at hand. I answered of course! and its been there since the home was built in '90 and is denoted on the property assessors website. He told me he would have his draftsman prepare new updated surveys and provide same to me. I never spoke to Burgess again. I called him on 8/12 and left msg. Never heard back. Co took money and failed to provide services offered and agreed to. The survey is defective, uncertified and worthless. Terrible services and not forthcoming

  I have attached the original 1997 survey done by Renner & Burgess, the 2024 recertified survey by Renner & Burgess, 2024 paid receipt marked paid and ***************** property appraisers building data for the survey's attached.  I have redacted my personal information from all these documents leaving some identifying marks in which is discernable by Renner & Burgess or accessible on publicly viewable sources.

  WE updated the survey at the above address as we said we would corners were marked in field, *********** never said we would set pipes along said property lines the update was ****** and paid for. As for the setting of 3' long pieces of pipe along the property lines the cost of said pipe would far exceed the cost of a ****** updated survey and as far as the one-story residence is concerned we only observed what appeared to be a one story building if there is a second level we would be happy to change that on our drawing this is a clear case of an unhappy person wanting something extra that was never agreed upon by this office, If he would like his money returned then i shall upon the return of the 3 sealed copies of the survey that we furnished him back to our to my office

  Offer and acceptance makes a contract, otherwise it's a breach of contract. ***** offered 3 facets of service. He did state he would install 3 3ft pipes along prop line, if I provided them. Cost $15 each & doesn't exceed $250. Survey provided me doesn't 1)state who it's certified to(me) & 2) lists home as 1story when it's 2. He's completed 1 of 3 facets to date & was paid in full. I dont desire to take advantage. However, I desire RBLS to complete the work offered by them and paid by me. Provide an updated recertified & correct survey depicting the property as it has always been and alternatively to placing the pipe refund me $83.33 for not doing it as offered & agreed on 7/2/24 by HB & me. Failure to do so would be unjust enrichment by **** which would be unfair to consumer. Thank you.
