    I am a homeowner in the ***** ***** **** ********* ** ** ************* **, and ******* ***** has selected Floridian Property Management as the communities HOA Management Company. I am reporting that FPM uses discrimination practices in whom they send HOA violations to, and they harass homeowners who are utilizing Duval County / *** services that they pay for and are entitled to.

    Evidence to support the claim:
    On Tuesday March 7, 2023 I put my bulk trash (cardboard boxes) at the curb for the *** scheduled bulk pick-up day. My neighbor one unit from me did the same. FPM sent me a HOA violation for "Improper Storage" and said that I should have had the boxes in my recycle bin. There are two issues
    1. They sent me a violation notice yet did not send my neighbor who also had large cardboard boxes at the curb. Obviously I am being singled out
    2. They are noticing me for utilizing a *** / Duval County service that I am entitled to as a tax-paying citizen of Duval County. I have every right to put card board boxes aka bulk trash at the curb for pick-up without being harassed by the HOA

    It is evident that FPM uses their "violations" to harass homeowners who are using *** services, and use discrimination tactics in whom they chose to site as my neighbor had similar card board boxes at her curb yet was not cited. I can provide evidence that 03/07/23 was my bulk trash pick-up day and that I was sent a violation (erroneously).

    Thank you for reaching out and sharing your concerns. We have spoken with this owner via email and explained that the intent of the courtesy letter was to start a dialogue regarding the nature of the incident. It was by no means intended to harass or discriminate against the owners ability to use city services and that information had no bearing. We have since closed out this matter after conferring with the owner with no further action required.

    A sink hole developed in our front yard around a storm drain that feeds a retention pond behind our house. We live in ********** **** on ******* ****** and we had all the utility company's including **** ****** ****** ***** come out to investigate the issue and Public Works determined that the issue was a crack in the drain pipe leading to the lake and that since the lake was managed by FPM, that it was private property and the responsibility of the HOA to resolve. The HOA was made aware of the issue in early December and the "sink hole" that has resulted was "staked off" with "Caution Tape". The hole has continued to grow each time it rains and there has been no correspondence with the resident property owners other than an email stating "We'll get back to you". The location of the sink hole is between the two driveways and all of the utilities are located in this area. An ATT Cable box has sank almost a foot underground, our water mains are sinking, other utility lines including gas and telephone are all sinking at this point.

    After several emails from the HOA, I received a phone call stating "I'm sorry I'm not aware of this issue" from the person that I've sent at least 6 emails to. I'm frustrated that no one from the property management company had given me any details about the plan to correct. Yet I receive emails about complaints in the community to the HOA around "Dog ****" (Not ours) and the HOA is going to install camera's and charge the residence for this expense. Fix my yard and the utility lines before you pick up **** please.

    Thank you for reaching out. We are sorry you are having issues. However, we only manage the HOA for the ********** Walk community. The lakes in the community are managed by the CDD which has a different management company.

    FPA took over for Sentry in July, in my complex in Bayberry located in Bartram Park. Worse than Sentry in my opinion. I’ve had an issue that’s been ongoing with the HOA since January. I was sent notice that my driveway needed to be power washed within 30 days in January. I had an issue with this because I’d had my driveway power washed 2-3 months earlier. Our HOA provides landscaping services. The main reason that my driveway becomes dirty so quickly is because the landscaper’s fail to adequately maintain bush/hedge trimming which contributes to the dirty driveway. My bush is IN MY DRIVEWAY AGAIN!! The landscapers also don’t clean up after themselves which is clearly a massive contributing factor to the dirty driveways. I requested a different bush from Sentry in June because the landscapers fail to adequately maintain it. I followed up with this request with FPA. David from FPA let me know that I’d need to submit for approval to change out the bush in question, pay for removal of the current bush, for it’s replacement, and for having it planted. UHM, I DON’T THINK SO!! My driveway was last power washed on 7/20 and as of today, 8/25 is an absolute disaster. This bush habitates in my driveway and front walkway. Not to mention about 50% of the lawn in the front and back of my home are dead. FPA deserves zero stars.

This request would need to be submitted to the Board for their consideration. I can appreciate your frustration but wha* ***** advised is the current protocol within your community. With regards to the landscape vendor issues we can certainly work to address those for you moving forward. I would be happy to discuss this issue further via phone if needed.
