    On October 25, 2024, I emailed the office personnel asking if I could split the rental payments for the upcoming rent for November 2024 into two payments, on the 1st and the 25th, with late fees waived as allowed in October due to Hurricanes ****** and ******. I was served with a three-day notice demanding payment of rent or possession of the premises in the amount of $1,635.00, which included $1,450 and $150 in late fees. On November 4th, I paid $742.50, and on November 7th, I received a notice of lease renewal along with another three-day notice demanding payment or possession of the property for eviction on November 18, 2024, for $992.50 in rent. I tried to pay the other half of my rent, as stated in the email on October 25th, in the amount of $742.50 on November 25th, but I was unable to due to the additional $992.50 and $1,485 added for December's rent. I emailed the Property Manager/Regional Manager asking if the late fees could be waived due to the impact of Hurricane ******, but I never received a reply. I did, however, receive a response to a review I posted on the website. On January 2, 2025, I received a response to the review I sent, stating, The owner of The Park at Chelsea indicated that, due to the impact of Hurricane ******, ownership took proactive steps by waiving late fees and accepting partial payments in October and November 2024. On Monday, December 30, 2024, after speaking with *****, the Property Manager/Regional Manager, I was informed that there was a stipulation from May 28, 2024, which was used in December as grounds for filing a writ of possession on December 19, 2024. I explained to her that, due to the state of emergency caused by the two hurricanes, ****** and ******, no stipulations should be enforced, because I paid everything as agreed upon in the agreement made on May 28, 2024. I wasn't trying to stay for free, but due to a lack of communication with the property manager, who was refusing to accept any of my rental payments.

    This person is filing out of retaliation for the evictions process around the time of complaint. They did not pay their rent in full or on time, once this goes to courts for the evictions process we cannot accept rent payment from them directly, they have to make payments to the court and go to a hearing in front of the judge. Normally the judge will ask if they can make the court ordered payment that date OR give time in order to make payment. If they do not pay by the time the judge decides to give the date by, they are evicted.

    The unit was not damaged by the hurricanes, there are no damages in this unit.
