  Landmark Title cost us money, energy and time with their unprofessionalism. It took multiple days for any update. There were documents that were changed without my knowledge and not disclosed until I was sitting at the closing table signing closing docs, Specifically a post occupancy agreement that was extended 30 days without our knowledge. At that point we had no choice but to sign documents but this cost us 30 extra days and my crews were delayed 30 days. As the Buyer and client, I asked Michelle F****** (attorney) and Katherine S*** (Processor) multiple times to clarify and confirm that I solely have the right to refund or withhold the security deposit based on how the property is delivered at closing. Michelle and Katherine told me over the phone that I will be the only party to make that decision. After closing, the sellers violated all or most of the post occupancy agreement. I called landmark title to withhold the security deposit and was told that both parties have to agree on a settlement. This was the first time this specific detail was disclosed to me. I take the responsibility for not reading the full document that I was signing at closing based on being reassured from both the Processor and the Attorney. As the client I trusted these professionals to work in my best interest and it seems like they failed their Fiduciary Duties and Misrepresented me as the seller. I tried to call and I even went to the office. I approached the front desk and requested to speak to Katherine or Michelle. They informed me that the manager will come out to speak to me. I sat in the lobby for 20 minutes. The front desk informed me that nobody is available and I should give them a call instead. The reason I came into the office was because nobody was returning my calls. We already got past this horrible experience in our business and I hope this review will prevent future experiences like ours. We will not be recommending anyone in the Jacksonville area to use Landmark Title.

  We dispute the customer's claims in their entirety. However, we reached out to the client (Buyer) and Sellers in this transaction, addressed all concerns and disbursed the post-closing occupancy funds which were contested per an agreement entered into by all parties involved.
