      Never been so disgusted by a lender company before. Was working with this lender due to my realtor Jacobs suggestion. We were closing on a house and Noelle was doing her thing to make the loan happen. Noelle had stated that when she contacted my work that they were stating I made less than I said. Being that I work for the government I let her know that my salary is public record. In the end Noelle kept throwing out suggestions on how to get the loan to still work in order to get a house. At first, she wanted me to get renters in the house I currently lived in, in order to seem I was making more money. What crossed the line was when Noelle R**** went behind my back and called my fiancé (who is not on my loan) to discuss my loan. I asked her what gives her the right to call someone else about my personal information and she stated it was because my realtor told her to. My realtor has no authorization on my finances nor does my fiancé. I am lucky my fiancé did not pick up because I have no idea what private information Noelle was willing to give out without my consent. When I called and asked to speak to a manager, she said that he was going to call back which the manager never did. I just don't understand how Noelle wouldn't even think to call me first to see if it was ok to share my information. Even though I told my realtor and Noelle how I did not want my fiancé on my loan.

      In accordance with RESPA regulations, based on the applicant providing a list of items we are required by law to establish a loan application. One of those items would be the income provided by said applicant, however we are also held to a series of guidelines that outline needed verification of income/employment. That documentation was provided by the applicant's employer and showed a significant difference in the income stated by applicant. Our licensed Loan Originator then offered additional methods that the applicant could pursue in order to qualify for the loan she applied for, all of which are acceptable per the guidelines of the loan product selected. The applicant had established a "group chat" by way of SMS messaging that included the applicant, the Licensed Real Estate Agent, and the applicant's fiancé. We have retained records of these conversations in the applicant's file that includes details of the home purchase where the fiancé was included in the conversation. Our Licensed Loan Originator received a request by that Real Estate Agent to reach out by telephone and explain the process of establishing a lease for rent for the current property the applicant has a financial obligation on. No personal information would be disclosed in said conversation, as it was merely a technical guide on how to establish or obtain a lease. Our company then received an initial email sent from the applicant dated January 9th, 2023 listing her concerns on speaking to a manager and our compliance department attempted to contact the applicant via phone and email. There has been no response from these attempts. Home1st prides itself on exemplary service and expertise given to applicants in pursuing their dreams of owning a home, and we make every attempt to ensure that our customers expectations are exceeded. We feel this complaint is unwarranted, however we welcome any opportunity to clarify any confusion or concerns.

      I love how you do not address the issue. Yes My fiancé and I had a group chat with my realtor of course. My lender was not part of the group chat with any of these people. My fiancé is not on the contract of any of the houses or deals that are being made in the process. I told them many of times that this was not a house for my fiancé and I to be purchasing together but rather My family and I. My loan offer had no rights or approval to contact my fiancé only my father who I who I gave my lender information on so that if she needed to contact my father she could do so. My realtor at any time can contact my fiancé because he is my ride in seeing the house. My lender should have had no contact with my fiancé because he was never mentioned to her, he was never put on my loan, and multiple times when they asked me to put him on my loan, I said NO. It is a conflict of interest for my lender to talk to my fiancé. He is not part of my house deal he is not part of my loan. She has no need to educate my fiancé it's a conflict of interest. What is there to educate on something that is going on my loan? If there is something that is not being understood would I the person on the loan be the one who needs the education? According to RESPA regulations "The Real Estate Settlement Procedures Act (RESPA) was a law passed by the United States Congress in 1974 and codified as Title 12, Chapter 27 of the United States Code, 12 U.S.C. §§ 2601 - 2617. The main objective was to protect homeowners by assisting them in becoming better educated while shopping for real estate services, and eliminating kickbacks and referral fees which add unnecessary costs to settlement services." I would have been the homeowner I am the only person who should have been educated or contacted about my loan and that did not happen. Also, about the disagreement on my pay. I never had a chance to clarify it with Noelle before she went and contacted my fiancé without my consent. Never once was I spoken to a manager with how my file was managed. I also loved how we asked about projected rental income in the beginning and they told us we could not use it. Then asking us to make a fake lease agreement on our end just to get this loan to go through. Even though if Noelle just check with my father who she was allowed to contact he had the money to be joined on my loan and everything I would of needed to be successful.
