    2 contracts initiated in September 2024: [1] $40,000 for patio hardscaping, fireplace/media center, and rebuild of sunroom, [2] $7,550 for loft stairs and hand railings. For [1], $35,263 has been paid directly to M&L and an additional $14,074 was paid to cover materials and labor that were included in the contract. There is much more to do to complete the work. Contract [2] was never started after paying a $5,000. It was near worst case outcome. The two contracts were supposed to be completed in 3-5 weeks per contracts and confirmed verbal commitments. He had full access to the site. During this period, he left the area without notice and no work was done at the site. He continued to promise workers and materials that never showed up. Then he said he had spent all the money and needed more even though many of the expensive materials were still needed. To keep the projects going, I bought the materials and labor to finish a room that was needed for holiday visitors. I felt defrauded but had little choice at that time. I also offered to downscale the projects to keep costs lower and expedite completion to which we agreed. I also did much of the work myself. During this time, they left the site a mess with debris and materials strewn about. I had to clean the place up daily, ******** rarely showed up anymore. Regardless, I gave the work crew full access and often bought lunch and breakfast as a courtesy to maintain a respectful job site. Furthermore, there were discussions of delayed labor payments from the owner ******** despite most being related to him. To summarize, neither contract was fulfilled. After all this time, I cant trust him to complete the work or fulfill his contracted responsibilities in a professional manner. Contract [1] was only partially completed at about 40% so a refund of $19,750 is appropriate. Contract [2] was never started so a full $5,000 refund is expected.
