    I am the seller of a 30-year modular home and Check Twice Home Inspections were inspecting my house for a potential buyer. The first thing I want to note is that Check Twice Home Inspector was for thorough in his inspection but too thorough. Some of his comments on the inspection report were as if this was a newly built home. His opinion on the age of some things in the house could have been left out of the report. For example, there was a dishwasher that he commented on needing replaced as he thought it was the original dishwasher, but it was not. This dishwasher was about 3 years old. Second, he noted some electrical outlets did not work. If he had turned on the light switch to these receptacles, then he would have found out that they work. Third he noted that there was a Polybutylene piping near the hot water heater. If he had paid closer attention to what he was looking at he would have noticed that this pipe went to the shower head and was not under pressure unless used by the shower head. Fourth thing is that modular homes sit on blocks for support. After 30 years you can expect some settling of these blocks. He made it sound like in his report that no settling of the blocks should have occurred after 30 years. Fifth thing noted, he was training a younger man, and I am not sure would do the actual inspection, him, or the younger man.
