    This company was used by the current buyers of our home to conduct the home inspection. Upon reviewing the inspection report, I immediately could tell they do not know how to do their job properly. They had complaints that so insignificant and minor, such as not being able to locate the remotes for fans. One of the remotes was in plain sight on the coffee table. They were here for 4 hours yet could not find this simple remote that even was clearly LABELED. They also failed part of our plumbing section on the 4 point just because our primary bathroom tub faucet was clogged. Water was coming out, it was just spraying instead of flowing. Literally all it needed was cleaning of the aerator. I was able to resolve this within a few hours just by removing the aerator and cleaning out the debris. They failed our HVAC system on the 4 point inspection due to a "stuttering noise" that they heard, yet did not provide any proof of this. Our AC system is still functioning. It is slightly older and could use some updates but to fail us just because of a NOISE that they heard is absolutely ridiculous. Our realtor told us that the only time she's seen inspectors fail a 4 point inspection is for a cash sale, or if the home is condemned. We have been living in the home for 2 years with barely any issues. It is a beautiful home from 2003 so it is not even that old. We even recently replaced the smaller AC unit. The larger one is not without a few problems, we are fully aware of that, but it does the job and our house is cool. I am demanding that they correct the report. They are potentially costing us the sale of our home and if it ends up falling through, I am placing all of the blame on them and will not be afraid to pursue legal action.

    Although we sympathize with the seller of this home, we would point out that current insurance requirements are very stringent and we have to report all items that are or could be a potential problem or cause for a claim.  The underwriter of the insurance policy can then make a determination as to which items are a problem.  A home inspection is not an exact science and everyone sees different things on a journey through a home.  We do our very best to be as thorough as possible for our client (the buyer) and our aim is to protect them from any potential problem. I'm sure if we were working for this seller she would want us to be as thorough.  There were 5 remotes for fans and we only found the one that was on the table.  The **** contractor for the seller agreed with our inspector on the condition of the unit and said that it needed extensive repairs (we have a copy of his invoice).  Our client and her realtor are very happy with our inspection service.

    I am rejecting this response because:

    The remote that was on the table was one you complained about not being able to find. You specifically referenced the patio fan and that was the remote that was on the table. Either way, that was only one small part of the report that was ridiculous. We spoke to the inspector we have used multiple times in the past and he disagreed with your report, saying he would only fail **** systems if they were not working at all. You did not get that invoice from the **** company until way after the fact so you would not have even known what they thought at the time. You never even provided proof of the noise. No one else ever heard the noise. Our inspector came to do another inspection and did not find any evidence of the sound you heard. It's ironic that you talk about insurance requirements being stringent, because you actually caused a problem for your client by failing the **** system because it made it harder for them to get insurance. You could have easily passed the system, especially considering that it was and is still working, and made comments on the suggested improvements outside of the 4 point inspection report. That is what our inspector usually does and it is far more reasonable for both parties. I don't believe for a second that your client and their realtor were happy with your service, because you actually caused them and us undue stress. Also, our realtor specifically told us that the buyers and their agent were not happy about the inspection service.
