      *** *** of Captain Pest Patrol was hired to do a WDO inspection on 05/30/2023 for a property my father and I had under contract at the time (*** * *** ******* ***** ***) but did not finish the inspection. He was hired after the home inspection found signs of water damage in the attic but he did not inspect the attic, claiming there was no access in the report. There was a ladder nearby for attic access, and the seller's listing agent was on site at the time of the WDO inspection to ensure he had access to everywhere he needed. The listing agent asked him if he needed anything and he told her no, then left.

      When I contacted him he claimed that he does not do attics if there is no pulldown ladder, but there was nowhere on his website that stated that and he did not mention that to the realtor we were using or the seller's listing agent when he was hired. He refused to do anything and ignored further contact attempts.

      We did the WDO inspection at *** **** *** ** *, ***** and noted our finds at the time. The attic access was to high to safely enter and there was no pull down ladder. We noted this on the report. We followed industry standards for the inspection and clearly reported all findings and exclusions. We are sorry that ** ****** is unhappy with the repoort but feel that no futer action is required on our part.

      I am rejecting this response because:

      There were no concerns raised and there was no communication regarding his not inspecting the attic. He could have said something to the listing agent about his concerns when she asked if he needed anything at the time of the WDO inspection, or declined the job instead of not finishing and leaving without saying anything. The home inspector we hired had no issues getting into and out of the attic.
