    I hired ***** ***** of Southern Property Solutions over 18 months ago to build my home. Still not complete! It's been a total nightmare: (1) General Contractor complained about finances from the beginning. Home owner realize the **** of Southern Property Solutions had building materials accounts in
    home owners name (*******) at ******* **** ****** (red flag) and not in **** name nor his business. (2) framing issues throughout the entire home. The subs were hired by **** The 1st. (guy/sub) ***** ***** hired; backed out due to health reason. There were a total of 3 different subcontractors came out and attempted to correct the awful framing! I was billed additional outside the scope of the allocated bank draft for framing. The inperfections still exists! This could've been prevented if **** was on top of his job! (3) **** never present to monitor what was going on. ******* absence set the bad tone for homeowner; who was force to engage with subs do to his absence! (4) Homeowner was forced to take over bank draft from **** due to financial flags. Once that occurred the delays were in full force. (5) **** allowed a rough electric inspection to pass even though it wasn't in accordance with floor plan by the customer and his architect ( red flag) (6) **** breached contract by not installing safe room even though he was informed (18) months in advance. (7) **** agreed to price reduction for completion which he has not completed. He was paid in advance 26,000.00 for ****! (8) I'm still waiting on three doors to be hung (it's been over (2) months! (9) **** received advance payment then he removed the Portable Potty and garbage bin before construction site is complete. The nightmare goes on with hired subs for electrical which homeowner file a complaint#******** with ***** ********.

    Hello ******** and thanks for the follow up on the complaint. Just to go over the actual details of this job or complaint i will start at the beginning. I started this job 18 months ago and the reason for the delays were from the homeowner making considerable change orders in the project. 1) Homeowner upgraded to impact rated windows which had a delivery time of 12 weeks. 2) Homeowner changed the roof truss contractor because he claims that it was cheaper which in turn backed the ***** delivery back 8 weeks. 3) Homeowner changed exterior siding from Hardie lap siding to Lap siding and board and batten combo. 4) Homeowner changed from fiberglass insulation to spray foam. These change orders backed the project up 5 months within itself and causing the price of the project to fall squarely on the contractor with no additional help with the bank draws. At one time I was over 40k out of pocket on this project and yes i did ask for help with the bank draws to be increased. At the beginning of the project the homeowner wished for the lumber and the materials from ******* **** ****** to be in his name so that in his words could keep track of the materials. There is also a complaint in there about the original framer having health issues which was a heart attack in this case. I hired a new framer to finish in which all of the framing inspections from the county officials had passed. The homeowner took it upon his self to go behind the contractors back and hire different illegal sub contractors for the drywall, tile, driveway, and painting in which all of the jobs that were performed by those sub contractors were unsatisfactory work. I would show up to the job and see the homeowner and the sub contractors that he hired on the jobsite drinking beer and doing drugs on the site and i would complain to the homeowner and he would respond with this is my property and I can do what I want so at this time I felt like I had lost control of this project and as licensed contractor I reported the behavior to **** and would only be out there when my employees or the sub contractors that I hired would be on site. The homeowner also hired his own flooring sub which was out of ************ who said that the materials were 1 month out but in reality it took 3 months for the products to be delivered in from ******* and when it arrived it took another month to apply the floors and the floors were still not completed. At this point the homeowner made demands to the flooring guy and threatening his life with violent threats like ** ******* * *** *** ** *** and that he was going to **** him and ****** **** him when he seen him again. This in turn was heard by the electrician and made the electrician feel uneasy to be there and felt like the homeowner wouldn't pay the floor guy so he felt that his pay was in ******* so he would not return to job unless money was secured by the contractor in which the homeowner was not willing to do forcing the electrician to leave the job and having a new electrician to come in and finish. Not only has the homeowner made these threats he threatened to **** the cabinet installer and told him that he was a gangster and would **** *** ****. I was listening to this conversation and couldn't believe it. The homeowner has left several sub contractors owing them money. Me myself I took a 30k loss on the job. So looking back on the delays the homeowner himself was the root of over 6 months of delays not counting the 2 month delay that he caused with the electrician. The complaint on the breach of contract was due to the homeowner changing the bank draws to himself which takes the money out of the contractors hands and puts it in the hands of the homeowner in which he would never order the saferoom saying that he was not paying for anything before it was delivered. Also the homeowner took possesion of the house moving in without a Certificate of Occupancy which is illegal in the state of *******. County inspectors have a job to do and they are licensed to do these inspections and when they pass them which all of my inspections passed, they know what they are looking for and spend ample amount of time inspecting the homes. Since this complaint the home has been issued its Certificate Of Occupancy and the homeowner has been moved in and all of the issues have been resolved. This was a classic case of the homeowner trying to play contractor when he did not know how the construction process works, even the bank agreed with me saying that this was a rare customer, very demanding, abusive, and aggressive client. His actions showed in the whole project.
