    ***************** and *************************** have been lazy and unresponsive to a safety and health hazard regarding a tree on my property. I emailed on May 13, 2024 alerting them to a safety issue on my tenant occupied property. As of 5/22/2024 no action has been taken. I fear the tree will fall and demolish the house, endangering the tenants residing there.

    Good afternoon,

     

    As of today 5/31/2024 I have additional grievances to add. I have hired an attorney to forcibly evict the tenant because Ideal Properties has failed to remove her. ***************************** emailed me on 5/30/2024 to notify me that the tenant refuses to vacate until June 10,2024. Please be aware I understand no one can be forcibly removed at will. The issue is, ******* and *** have a passive, neglectful posture when it comes to this property. For example, on 5/7/2024 after more than 1 week's notice, the tenant did not allow access to the renovation contractors. That was a sign of lack of cooperation. Secondly, a neighbor notified me that the tenant ***************************, is not living in the property and her sister is actually occupying it which is a lease violation. Thirdly, when I was in *********** last summer, I realized the tenant has adult children living with her as well. None of these people have names listed on the lease. 

    These are egregious violations that the property manager should have addressed. I live in ******* so I cannot be there on a daily basis to monitor the house. That is why I pay a leasing company. Instead, *** and ******* bring me problems rather than solutions. I am sure the company has attorneys licensed to handle evictions. A proactive stance would have been to get the filing ready for 5/31/2024 instead of throwing up her hands and saying oh well I will come by to take pictures and charge holdover rent. 

    Now, in retaliation for me expressing my extreme displeasure, ******* has refused to provide a lockbox for the contractors to gain access. I find that to be ***** and unprofessional. I request a refund of my management fees for the month of May 2024.
