i paid for plans that never got from them. i paid them 3-4 weeks ago and **** always lie to me it will be ready today ill send it tomorrow and never send. when im calling to **** he always end up the call on my face "im busy" and i got trouble with the city coz i need the plans to prove them and **** play with me and never sending that..please i need help to get my money back even now today i called hin and again he lie to me "im busy" "im in meeting" he never have time to talk with meInitial Complaint

Sunstate plans (****) took 5000 dollars from me to write a signed and sealed letter to close a violation for the city All of the letters that **** send me back and forth where all fake letters that would not be accepted by the city they where really bad letters The stamp looked like it was cut from another page and put on the letters Plus this was going on for the past 6 months Then he has the audacity to ask me for ******************************************************************************************************************************************** to send him another 4000 when the FIRST letter that i asked him to do was completely wrong and not working I was nothing but nice to him Constantly trying to give him the bennefit of a doubt but he completely wasted my time and created worst problems with the building department Total scam Constantly lying to me giving me excuses and get offended if i even say anything to him Now im forced to lawyer up againts him because i dont want anybody else to go through thisBusiness Response

I hired a company that claimed they could get my property up to date with the hoa violation requests. On 04/24/24 they came out and a check in the amount of $1250.00 was written out to Sun State Plans LLC and deposited same day in a bank account by that same name. This was a deposit due now and the remaining $1250.00 due at the time we received the plans. We were told they would reach out to us same day or next. Never did, We reached out on 04/29/24 by phone and text. On 04/30/24 we received a text reply asking us to stand by because plans take at least 2 weeks to be processed and ready. Saying they would communicate with us this week and hopefully get us ready for submittal. We heard nothing at all , nor did we get an answer on the phone. We text again on 05/15/24 letting them know it's been 4 weeks and no word from them. They replied "By this weekend". 05/20/24 we text again asking for any update on this. No answer. We text again 05/22/24 letting them know it's been over a month now with no result and telling them we would have to file a complaint for failure to provide services rendered. They replied "By Friday of this week". 06/01/24 we text them letting them know we had filed a complaint and they replied "Your plans are ready we can meet Monday". At this point we told them we would be calling Ch 9 news to report them so they replied . 6/3/24 They text "Plans are ready" We asked where can we meet? and the reply was " I'll have Franzuas coordinate with you to meet and finalize the transaction" which I assume meant collecting the balance due. We heard nothing back and 06/10/824 we text again asking for any updates to which we received no reply. We tried numerous times to reach out with no answer, Now I still have the issue from the *** and I'm out of the money.Business Response

CLAIMS TO BE AN ENGINEERING COMPANY, OPERATING UNDER A PROFESSIONAL ENGINEER LICENSE. COMPANY HAS FAILED TO BE DELIVER PLANS SIGNED AND SEALED ACCORDING TO CONTRACT. On June 22, 2024 I paid for a plan for a shed and the corresponding city permits. I have a drawing for the size of shed that I want to install. Nothing has been done. I was offered a plan with different dimensions than the one that was initially agreed upon. I called Sunstate Plans on May 24, 2024 to discuss a building violation I might have that would need to be corrected. On June 03, 2024 I signed a contract with SunState plans that said it will provide plans and obtain a permit for $3900. I paid half that day and the rest when the plans are ready. After obtaining the permit, both ********************* the contractor and *************************** the assistant assured me that their company will fix and correct any issues (payment for that would be separate) . I specifically told them that fixing any issues is the most important thing , providing a plan and permit are just steps I have to take . On June 22, 2024 I finally get a call that the plans are ready. I meet with Franzuas at a Panera bread restaurant because they are always out of the office. When she showed me the plans , I told her it is mistiming a lot of things etc and I mentioned obtaining permits, she told me she will talk to **** . After they received the money I knew something was wrong . They didnt return phonecalls or texts . After doing some research their address of ************************************** is a beat down restaurant . **** from Sunstate Plans LLC took $2000 from me to do a shed plan but he did not complete the job only gave us 2 pages of a drawing on 2/27/2024 which did not include a foundation, a door or a roof truss. He said he would submit to orange county for the permit on our behalf and get the permit done which he did not do.We want the drawings to be complete and or our money returned to us if not to hire another company.Customer Answer

I am writing to you in response to the complaint filed by *******************. Sun State Plans, LLC is a licensed engineering firm in the state of Florida, license number *****. On January 22, 2024, Sun State Plans,LLC was hired to provide engineering plans for landscaping, drainage, paving,and fencing for the property located at *************************************************. The total cost of the service is $4,000. Mr. **** *********** paid an initial deposit of $1,000 and agreed to pay the remaining balance in six installments of $500 each. Mr. *********** has not fulfilled any of the agreed upon installment amounts.
Site visits to obtain dimensions of the property occurred on January 24, 2024 and February 15, 2024 by a member of our team. ************** referenced February 15, 2024 as a completion date which was not initially indicated by the client or agreed to by Sun State Plans.Regarding the meeting with the ************** and **** ****** and the evidence of plan delivery:
On February 23rd, at approximately 4 p.m., **** ****** met with ************** at his office located on *********************************************************. During this meeting, the engineering plans were reviewed on an iPad with **************. Mr. *********** had the opportunity to request changes, but he approved the plans as they were presented and made no amendments. During this meeting, Mr. *********** was informed that the remaining balance on the account was still due before the final signed plans would be released. Shortly after the meeting, Mr. *********** requested the name of the engineer who prepared the plans via text message. **** ****** responded with the name of the engineer, ******** ********, and reiterated that payment in full was necessary for the release of the final signed plans.
Subsequent to the meeting, **** ****** promptly forwarded the plans to Engineer ******** ******** for signature. The signed plans were returned to **** ****** within the hour. Attached to this response is the email correspondence with the engineer as evidence of their timely signing of the plans.
As of now, Mr. *********** has not settled the outstanding balance or adhered to the agreed payment terms, as per the contract. Consequently, the final signed and sealed plans have not been released due to non-payment.As stipulated in the contract, we are committed to providing the final plans once the remaining balance is paid in full.The Client's recent attempts to avoid payment is a pattern. This included filing a small claims lawsuit which was dismissed for lack of prosecution and a **** complaint. Despite these attempts, we have not altered our position. We remain willing to work with Mr. *********** and fulfill our obligations once the payment conditions are met.
Regarding the current engineer of record for Sun State Plans,LLC
We received an Engineer of Record withdrawal letter from ******** ******** on July 18, 2024. The new engineer of record for Sun State Plans is ******* K.****.
Again, at this time, we are still willing and able to provide Mr. *********** the completed plans once the remaining balance of $3,000 is paid in full as agreed upon in the contract signed on January *******. Furthermore, Mr. *********** was instructed that we would address any follow up comments raised by the designated city or municipality officials, at no additional cost. Lastly, at no point did Sun State Plans, LLC misrepresent the business or commit to performing a job that we were not able to honor. We value our customers and commit to providing excellent service.
