    We are an out of state real estate company. We worked with Jennie and everything was completely smooth sailing. She responded to all of our calls and emails in a timely manner.     I have been flipping homes for 15 years and I am very familiar with the loan process. This company is the absolute worst that I have ever dealt with. They tell you that everything looks good, and you'll be closing in a week or so. Then they charge you $985. After they get your money, they ask for the most insane list of conditions that I have ever seen, including: a full home inspection, a BPO that is done by someone who is not familiar with the area, a letter of good standing from the state, occupancy certification, a boundary survey, etc.... And much more, all for a home that hasn't been rehabbed yet. I tried to cancel two days after I paid that fee, and they kept every cent of my money. It makes me wonder if that fee is how they are making a profit, because with conditions like that, it's very difficult to get a loan from them.

We fully refunded all of your money at significant cost to us, as both your inspector and appraiser had already been paid. In addition, our Processing team had spent many hours to expedite your file at your request. We keep our requested documents to a minimum to ease friction for our borrowers while still maintaining high quality and standards, and preventing fraud.
